Contracts Manager – South

Permanent, Full Time
£45,000 + £5,000 Car Allowance + Excellent Package
We are working with a reputable, fast-growing national facilities management contractor with an established client base and ambitious plans for continued growth.
Due to expansion, they are looking to recruit a Contracts Manager to take responsibility for a portfolio of maintenance and variable works contracts across the South.
The portfolio is worth approximately £1 million and covers a varied mix of national retail, commercial, public sector and insurance-related works, alongside additional project and reactive maintenance activity.
This is a broad, hands-on role within a growing business. It would suit someone who is adaptable, commercially aware and comfortable taking ownership across both contract management and day-to-day operations. The successful candidate will need to be proactive, solutions-focused and happy to support across different areas of the business when priorities change.
The Role
- Manage a portfolio of contracts and variable works valued at approximately £1 million.
- Oversee a team of around 16 operatives, including fabric engineers and three working Team Leaders.
- Take responsibility for engineer scheduling, workload planning and operational delivery.
- Manage planned, reactive and project-based maintenance works across the portfolio.
- Produce quotations for additional works, repairs and project activity.
- Monitor job costs, purchasing and commercial performance.
- Manage works from initial instruction through to completion.
- Act as a key point of contact for clients and maintain strong working relationships.
- Resolve operational, site and client issues quickly and effectively.
- Coordinate labour, materials, equipment and subcontractors where required.
- Ensure works are delivered safely, on time, within budget and to the required quality standards.
- Carry out site visits, inspections and audits across the region.
- Ensure compliance with Health & Safety procedures, RAMS and safe systems of work.
- Work closely with the customer services team to support client communication and job progression.
- Support and develop Team Leaders and engineers across the region.
- Take responsibility for works outside the core Specsavers and Home Bargains contract scope where required.
- Report directly to the Operations Director – South.
The Person
- Previous experience as a Contracts Manager, Operations Manager, Maintenance Manager or similar within facilities management, building maintenance or construction.
- Strong experience managing engineers, operatives and subcontractors.
- Good commercial awareness, including quotations, job costs and additional works.
- Strong scheduling, planning and problem-solving skills.
- Confident managing client relationships and handling operational issues.
- Good understanding of building maintenance, fabric works and project delivery.
- Strong Health & Safety knowledge.
- Comfortable managing multiple live jobs and priorities at the same time.
- Adaptable and comfortable working in a growing business where priorities can change.
- Hands-on and willing to support across different areas of the operation when required.
- Proactive and solutions-focused, with the confidence to take ownership and make decisions.
- Able to balance contract management responsibilities with day-to-day operational involvement.
- Commercially minded, dynamic and comfortable working in a fast-paced environment.
- Full UK driving licence.

- Salary £45,000.
