Commercial Property Manager - Altrincham (office base) + portfolio across Manchester £40,000 - £50,000 DOE Full time, permanent, Monday - Friday 9am - 5:30pm We're working with a family-owned commercial property business with a portfolio spanning offices and retail, the majority of it in Manchester, run out of a head office in Altrincham.
This is a newly created role, in a business people don't tend to leave... the bulk of their team has been there over 20 years.
Nobody stays somewhere that long by accident.
It's a steady, well-run business with a solid reputation, and they've reached the point where the portfolio needs someone of its own.
What you'll be doing...
You'd take day-to-day ownership of a meaningful chunk of the portfolio.
Some buildings are managed in-house, some through external managing agents.
You'd be the main point of contact for those agents, holding regular reviews and keeping them honest on performance and outstanding actions.
Alongside that you will
- Support refurbishment projects across the portfolio — typically four or five live at any one time — working with contractors and the internal team
- Regularly visit sites, inspections and walk-arounds, so this isn't a desk job
- Support the leasing activity
- Help manage service charge budgets and reconciliations
- Take on more asset and facilities management as you settle in
- Report straight into to the Directors, so there's no layer between you and the decisions. Who they're looking for
- Substantial experience in commercial property and asset management
- Confident holding your own with managing agents, tenants and contractors
- Experience managing refurbishment projects would be preferred
- Experience dealing with health and safety in commercial properties
- Happy in a role that's part office admin, part boots-on-the-ground site visits
- Organised enough to juggle several live projects without dropping any
- Proactive and hands-on, with a genuine willingness to go the extra mile
- A full UK driving licence They're also honest about what they want culturally: someone who fits the team and is looking for a long-term home rather than a stepping stone.
