About the role

An exciting opportunity has arisen to join a well-established and growing construction company delivering high-quality, design-focused developments across Cornwall. Our client is seeking an experienced Project Quantity Surveyor to become part of a collaborative commercial team, working on prestigious projects typically valued at £5 million and above. This role offers the chance to take ownership of the commercial aspects of multiple schemes, from procurement through to final account, while working in one of the UK's most sought-after locations.

The Role

As Project Quantity Surveyor, you will play a key role in ensuring the successful commercial delivery of a varied portfolio of construction projects. Working closely with project teams, consultants, clients and subcontractors, you'll be responsible for maintaining financial control, managing contractual obligations and supporting projects throughout the full construction lifecycle.

Key Responsibilities

  • Manage the commercial performance of projects from pre-construction through to completion.
  • Build and maintain strong working relationships with clients, consultants, subcontractors and internal teams.
  • Lead procurement activities, tender evaluations and subcontract negotiations.
  • Prepare and administer subcontract documentation and contractual agreements.
  • Manage interim valuations, payment applications and certification processes.
  • Oversee change management, including variations, extensions of time and associated commercial assessments.
  • Monitor subcontractor accounts and negotiate final accounts.
  • Produce monthly cost reports, forecasts and financial updates for senior management.
  • Monitor project expenditure, cash flow and commercial performance.
  • Identify commercial risks and implement appropriate mitigation strategies.
  • Support estimating, budgeting and cost planning activities where required.
  • Ensure contractual compliance throughout each stage of the project.

About You

The successful candidate will have previous experience within a Quantity Surveying or Commercial Management role and be confident managing projects independently while working collaboratively within a wider team. Excellent communication and relationship-building skills. Strong commercial awareness and attention to detail. The ability to prioritise workloads and meet deadlines. Proficiency in Microsoft Office applications, with experience using commercial and project management software. A proactive approach and willingness to contribute to a growing business. A full UK driving licence.

Desirable Experience

Applications are particularly welcomed from candidates with experience in one or more of the following: Commercial, residential, hospitality or mixed-use developments. JCT contracts and contract administration. A degree in Quantity Surveying, Construction Management or a related discipline, or those working towards a relevant professional qualification such as RICS.
