Overview: The Clock Works is a thriving, family-friendly community pub located in Ystradgynlais, just outside Swansea on the main Swansea Valley road and within easy reach of the Brecon Beacons. Well positioned to attract local residents, families, community groups and tourists, the pub currently achieves estimated weekly sales of approximately £20,000, with a 20% wet / 80% food sales split. With a strong food offer already at the heart of the business and further opportunity to grow sales, this is an exciting opportunity for an experienced food operator to build on excellent foundations.

The Business:The Clock Works is a well-established, food-led pub offering a high-quality Marston’s branded menu, alongside a dedicated pizza kitchen, children’s play area and attractive outdoor space which is ideal for family dining, long lunches and drinks outdoors.

The pub is in great condition and set up for success, providing the incoming operator with the opportunity to focus on developing the business rather than rebuilding it. Key strengths include its established food trade, family-friendly facilities and broad customer base spanning local residents, families and visitors to the area.

The Opportunity:The next Pub Partner has the opportunity to continue delivering the pub’s established food offer while taking its sales performance to the next level. Consistency, quality and strong kitchen operations will be key, alongside effective local marketing and creating additional reasons for guests to visit.

The strongest growth priorities are:

  • Building on the existing food offer and growing food sales.

  • Delivering consistently high standards across the kitchen and guest experience.

  • Driving local marketing, promotions and events to increase frequency of visits and attract new customers.

With the pub already trading strongly and in excellent condition, this is a fantastic opportunity for an ambitious food operator to take on an established business with a solid platform for further growth.

Who We’re Looking For:We’re looking for an experienced food-led operator, couple or team with a proven track record of running a successful kitchen and delivering consistently high standards.

You’ll need strong leadership and commercial skills, a passion for hospitality and the ability to manage a high-volume food operation. Just as importantly, we’re looking for someone who can engage with the local community, market the business effectively and continue giving families and local guests compelling reasons to visit.

What’s in it for you? This opportunity is offered under a Community Food Partnership with a 26% partnership share, alongside a £35,000 guaranteed retainer, providing an enhanced package designed to support the right operator and set them up for long-term success.
