About the Role
We are seeking an experienced Property Surveyor to support the delivery of major works, planned maintenance and cyclical investment programmes across a residential property portfolio.
Reporting to the Head of Asset Investment & Programmes, you will play a key role in managing asset investment projects, maintaining accurate stock condition data, overseeing contractors and consultants, and ensuring properties remain safe, compliant and fit for purpose.
This is an excellent opportunity for a surveying professional with experience in social housing, residential property or asset management who is passionate about delivering high-quality services and improving homes for residents.
Key Responsibilities
- Undertake stock condition surveys and property inspections across the property portfolio.
- Maintain and update asset management information using the organisation's asset management systems.
- Support the development and delivery of major works, planned maintenance and cyclical investment programmes.
- Prepare specifications, tender documentation and schedules of works.
- Manage contractors, consultants and Employer's Agents to ensure projects are delivered safely, on time and within budget.
- Carry out quality assurance inspections and monitor contractor performance.
- Manage contracts, variations, valuations and project financial reporting.
- Ensure all statutory, regulatory and building safety requirements are identified, monitored and progressed.
- Support the development of long-term asset investment plans and maintenance strategies.
- Oversee cyclical decoration and planned maintenance programmes.
- Ensure recommendations arising from stock condition surveys, FRA reports, HHSRS inspections and other compliance assessments are implemented.
- Complete Housing Health & Safety Rating System (HHSRS) inspections and provide recommendations.
- Produce reports and performance information for internal and external stakeholders.
- Maintain accurate records of completed works and asset changes.
- Support the management of building safety risks across the property portfolio.
- Act as a technical advisor to operational teams and property managers.
Essential Experience
- Minimum three years' experience in a Property Surveyor, Building Surveyor or similar role.
- Experience undertaking property inspections, condition surveys and producing technical reports.
- Experience managing major works, planned maintenance or cyclical investment programmes.
- Experience managing contractors, consultants and project delivery.
- Experience working within residential property, social housing, affordable housing or supported housing environments.
- Strong customer focus with experience engaging directly with residents.
- Excellent project management, planning and organisational skills.
Essential Knowledge
- Strong understanding of residential property construction and maintenance.
- Good understanding of the Building Safety Act 2022, Fire Safety Act 2021, HHSRS, Decent Homes Standard and social housing regulatory requirements.
- Knowledge of building safety compliance and fire safety considerations when inspecting residential buildings.
- Understanding of contract management, project governance and budget control.
- Knowledge of Health & Safety legislation and compliance requirements.
Qualifications
- Recognised qualification in Building Surveying, Construction, Property or a related discipline.
- Membership of CIOB, RICS or a similar professional body is desirable.
- IOSH, NEBOSH or equivalent Health & Safety qualification desirable.
- Full UK Driving Licence and access to a vehicle.
