Job Purpose
- Provide support to the RM and Head of Real Estate Finance to deliver the DBS London Real Estate strategy with Asian Connectivity clients, selective UK Whitelisted clients, and selective Global Funds.
- Provide support to the RM and Head of Real Estate Finance to proactively manage existing Real Estate client relationships and new business opportunities, to achieve revenue targets and maximise shareholder\’s value for the Bank, whilst operating within a robust Credit, Legal and AML framework.
Key Accountabilities
- Production of concise credit analysis in a timely manner for review by RM, Head of Real Estate Finance and Risk Management, to include comprehensive business and financial analysis through the assessment of an asset’s income schedule/sponsor company’s strengths and weaknesses, together with a peer analysis and consideration to market comparables, in line with DBS risk parameters.
- Liaising with Head Office Real Estate teams (where applicable) for preparation and input of relevant industry analysis.
- To provide ongoing risk monitoring of the IBG Real Estate client portfolio including analysis of financial information as well as stress testing were appropriate.
- Presentation of credit issues to RM, Head of Real Estate Finance and Risk Management on all credit matters, including participation in Green Light presentations and articulating GLOW memos as required.
- To provide mid-office support to relationship managers for ongoing client administration and documentation purposes as well as ancillary support for client and business development activity.
- Provide support to the Head of Real Estate Finance regarding the preparation of regular financial reporting for HQ.
- To be aware of structural risk and documentary issues and be able to monitor and respond to such issues over the lifetime of facilities.
- To provide marketing support to senior RMs with a focus on credit, but also to look for additional earning opportunities through a thorough knowledge of the client and commercial Real Estate sector.
- Work with Loan Services and Account Services/Payments to resolve day to day administration matters.
Job Responsibilities
CREDIT
- Ensure good working knowledge of DBS credit policies and procedures.
- Provide in-depth credit analysis of existing and new real estate transactions.
- Preparation of periodical reviews required for existing real estate transactions.
- Ensure compliance with internal and external (FCA, etc) regulations and guidelines.
- Ongoing risk monitoring including review of financial information, covenant compliance and financial forecast and stress testing.
- Documentary support post facility close including management of waivers and related issues.
GENERAL
- Build good working relationships and ensure good co-operation with other departments and HO departments.
- Provide timely response and resolution to client/internal/audit issues.
- Maintain client files in good order.
- Accompany Head of Real Estate Finance/RMs as and when relevant on client and bank meetings.
- Maintain departmental activity records; help with other reporting requirements as and when requested.
- Carry out/assist with other special assignments as directed.
