We are currently seeking an experienced contracts manager to join our team, overseeing and managing a range of construction projects across multiple locations. The successful candidate will have a minimum of 5 yearsβ experience with a strong background in construction and a broad understanding of various disciplines within the industry.
Requirements/Qualifications:
- Full UK driving licence (essential)
- SMSTS training (preferred)
- Experience in running multiple projects is essential
- Experience in running new build projects is essential
- Well organised and confident to be self-sufficient in their day-to-day duties
- Good at communicating with trades and clients, ensuring they always remain professional and represent the company in the correct way
- When in schools, candidate must be conscious of the environment they are in
- Well practised and knowledgeable of methods of construction as this will be key to programming works
- An understanding of costs/budgets as this will be critical to ensure projects are profitable
- Due to regular work in education settings, candidate must not have a criminal record as schools require a clean DBS
- Candidate should be enthused by the role and committed to helping support and grow the business
Key Responsibilities:
- Project handover and planning: Receive project handover from Estimating team. Review and familiarise themselves with all documentation related to the project. Set budgets against actual costs including labour and materials.
- Site surveys & Programming: Conduct site inspections as required during the quotation phase. Prepare and issue detailed programmes of works in line with client expectations and project timelines. Due to Zone CEE being a small business, Contract Managers will at times, be expected to survey new enquiries and price small works.
- Labour Coordination: Allocate appropriately skilled labour for each project. Communicate clearly with workforce to maximise efficiency and ensure projects are delivered on time.
- Materials management: Order materials for projects, ensuring Liaise with Estimating team and client to ensure accurate ordering of materials.
- Client Liaison: Maintain clear, regular communication with main contractors and clients to confirm start dates, manage expectations, and provide updates throughout the project. Build relationships with clients.
- Health & Safety Compliance: Liaise with the Health, Safety & Environment Coordinator. Ensure all health and safety protocols are implemented and followed.
- Site Management: Deliver on-site inductions, monitor progress through regular site visits, and address any issues as they arise. Ensure that project is keeping within the timeframe set, remains on budget and maintains high standards of quality and safety.
- Completion & Handover: Carry out final inspections, produce snagging lists as needed, and ensure all defects are rectified. Sign off completed works with clients and contractors.

Typical projects can range from a few hundred pounds up to projects of Β£600,000. With our close relationship with the education sector, school holidays tend to be busy periods with the 6 weeks in the summer typically accounting for 20% of the year. We are actively looking to build our reputation within the commercial sector. Projects can be; office refurbishments, classroom refurbishments, washrooms, extensions, new builds, groundworks, carpentry, plumbing, fencing amongst many other types of projects. Long term, we hope to move into property development. Zone CEE uniform will be provided to new starters.
