Capstone is delighted to be working with a Prime Central London Developer that specialises in design-led luxury residential projects across London’s most prestigious postcodes. As the company expands, they are seeking a Project Manager with a contractor background to join their growing team.
The Opportunity: This role offers the chance to work within a tight-knit team of Project Managers, Contractors and Interior Designers, delivering high-quality projects from inception to completion. With the company’s ongoing growth, this position provides strong career progression and mentorship opportunities, with direct exposure to senior leadership and the potential to take on larger projects as the team develops.
The Role: The successful candidate will be responsible for managing and coordinating the delivery of multiple residential schemes, ranging from £5m to £100m GDV. Ideal candidates will have strong on-site experience from a contractor background, ensuring smooth project delivery through effective programme management, cost control, and stakeholder engagement.
Key Responsibilities:
- Overseeing projects from acquisition through planning, design, and construction to sales.
- Planning and defining the scope of works.
- Coordinating project teams and managing external consultants.
- Assisting in securing planning permissions and statutory consents.
- Developing and maintaining project programmes.
- Managing procurement and tendering processes.
- Administering JCT contracts and managing contract variations.
- Monitoring budgets, cashflows, and project milestones.
- Conducting risk management and value engineering.
- Managing completion and post-completion processes.
- Supporting sales and marketing activities post-project delivery.
Key Attributes:
- Proven experience working on-site with a contractor, ideally in high-end residential or hospitality sectors.
- Self-motivated, able to work independently and as part of a team.
- Strong commercial awareness and problem-solving skills.
- Excellent communication and organisational abilities.
- Ability to manage multiple priorities effectively.
Experience Required & Qualifications:
- Minimum 3 years’ experience in a Project Management role, ideally with contractor-side exposure.
- Strong understanding of JCT contracts and experience in contract administration.
- Proficient in managing external consultants and contractors.
- Knowledge of project management principles and construction processes.
- Ability to read and interpret drawings and specifications.
- Must be eligible to work and reside in the UK.
Office & Site Requirements: The role is 100% office-based in Richmond, with regular travel to sites across Central London.
