A leading UK general contractor specialising in construction, refurbishment, and fit-out projects is seeking an experienced Preconstruction Manager to drive the planning and programming function across a diverse portfolio of schemes. This role suits someone with strong technical insight, commercial awareness, and the initiative to influence early project success.
Key Responsibilities
- Act as the primary point of contact during preconstruction, ensuring clear communication with internal teams, clients, and design partners.
- Build strong relationships with client representatives and help shape efficient, compliant planning solutions.
- Develop, maintain, and review project schedules in line with planning procedures.
- Collaborate closely with architects, engineers, and contractors to optimise design and ensure regulatory compliance.
- Lead the preconstruction process, defining roles, responsibilities, and delivery strategies.
- Review programmes from team members and subcontractors, ensuring alignment with project objectives.
- Conduct pre-start site visits, representing the contractor and supporting early-stage buildability reviews.
- Coordinate with technical, commercial, and development teams on compliance and construction strategy.
- Prepare and review HRB/BSA documentation for Building Safety Regulator submissions.
- Review full preconstruction packs prior to sign-off.
- Oversee site presentation standards and manage pre/post-work photographic surveys.
Qualifications & Experience
- Degree or HND in a relevant field.
- Minimum 3 years’ experience in a similar preconstruction or planning role.
- Strong understanding of JCT 2011 MWD and JCT 2011 DB.
- Solid knowledge of planning requirements across England and Scotland.
- Proficient in Primavera P6 (expert level) with working knowledge of MS Project.
- Analytical, proactive, and highly collaborative.
- (Desirable) Engineering or technical background within a main contracting environment.
