The Quantity Surveyor is responsible for managing all commercial and contractual aspects of construction projects, ensuring effective cost control, value for money, and timely financial reporting. The role plays a key part in supporting profitable project delivery while maintaining strong relationships with clients, subcontractors, and internal teams. Projects will predominantly consist of fit out and refurbishment works across retail, leisure, commercial, education, and office sectors, with typical project values ranging from £1m to £5m. The role will primarily operate under JCT forms of contract and requires strong working knowledge of these contractual frameworks.
Key Responsibilities- Commercial & Cost Management
- Prepare, manage, and control project budgets from tender stage through to final account.
- Monitor project costs and cash flow, identifying risks and opportunities.
- Produce accurate cost reports, forecasts, and valuations in line with project milestones.
- Manage variations, change control, and associated commercial negotiations.
- Procurement & Subcontract Management
- Prepare tender packages and assist with procurement of subcontractors and suppliers.
- Evaluate subcontractor tenders and make commercial recommendations.
- Draft, review, and manage subcontract agreements.
- Assess subcontractor applications for payment and manage final accounts.
- Contract Administration
- Support the administration of main contracts (e.g. JCT or NEC).
- Ensure compliance with contractual obligations and company procedures.
- Assist in the preparation and agreement of interim valuations and final accounts.
- Support the resolution of commercial disputes where required.
- Project Support
- Provide commercial support across fit out and refurbishment projects in retail, leisure, commercial, education, and office environments.
- Manage multiple live projects typically valued between £1m and £5m.
- Work closely with Project Managers and Site Teams to ensure commercial alignment and cost certainty.
- Attend project meetings and provide commercial input as required.
- Provide advice on cost implications of design, programme, or scope changes.
- Client & Stakeholder Management
- Maintain positive and professional relationships with clients, consultants, and subcontractors.
- Support client valuations, reporting, and commercial discussions.
- Represent Momentum Build in a professional manner at all times.
- Reporting & Systems
- Maintain accurate and up-to-date commercial records.
- Use internal systems and spreadsheets to track costs, forecasts, and payments.
- Prepare monthly commercial reports for senior management.
- Compliance & Governance
- Ensure all commercial activities comply with company policies and procedures.
- Support health, safety, environmental, and quality standards from a commercial perspective.
- Promote best practice and continuous improvement within the commercial function.
