YY Security Installations Ltd delivers specialist reactive maintenance and project works across the government, residential, commercial and construction sectors. We provide services including fire doors, carpentry, passive fire protection, locksmith works, shutters, automatic doors, gates and barriers for a range of public and private sector clients, including government and public sector contracts such as TfL and MOPAC. Alongside planned project delivery, our reactive maintenance division manages approximately 15,000 reactive jobs annually, delivering fast-response maintenance and compliance works across multiple workstreams.

Due to continued growth, we are looking to recruit an experienced and commercially focused Quantity Surveyor to join our team.

Role Overview

The Quantity Surveyor will be responsible for the commercial management of both reactive maintenance and project contracts from tender stage through to final account. The role will involve managing cost control, CVRs, valuations, forecasting and client relationships across a varied portfolio of works ranging from small reactive jobs to large-scale contracts. This is a fast-paced role that requires someone who is highly organised, commercially aware and capable of operating within an agile environment managing multiple projects and reactive workstreams simultaneously.

Key Responsibilities

  • Commercial Management
    • Manage the commercial performance of reactive maintenance and project contracts
    • Carry out monthly Cost Value Reconciliations (CVRs)
    • Prepare and submit valuations, applications and final accounts
    • Monitor project costs, budgets and profitability
    • Manage variations, change control and compensation events
    • Produce monthly cash flow forecasts and commercial reports
    • Identify commercial risks and opportunities across contracts
  • Reactive Maintenance Commercial Management
    • Support the commercial management of approximately 15,000 reactive maintenance jobs annually
    • Monitor costs and profitability of reactive maintenance and remedial works
    • Review completed works and ensure accurate costing and invoicing
    • Work closely with operational teams to improve commercial efficiency and contract performance
    • Assist with Schedule of Rates (SOR) reviews and pricing submissions
  • Tendering & Pre-Construction
    • Review tender enquiries, specifications and contract documents
    • Assist with pricing and tender submissions
    • Produce detailed Bills of Quantities (BOQs)
    • Obtain and assess supplier and subcontractor quotations
    • Support mobilisation of new contracts and large projects
  • Client & Contract Management
    • Attend client meetings, progress meetings and commercial reviews
    • Build and maintain strong client relationships
    • Liaise with Contracts Managers, Site Managers and subcontractors
    • Assist with procurement and subcontractor management
    • Ensure contractual compliance across all projects
  • Project Mobilisation & Delivery
    • Support the mobilisation of large contracts and reactive maintenance programmes
    • Assist operational teams with commercial planning and delivery strategy
    • Help ensure works are delivered efficiently and within budget

Requirements

  • Essential
    • Previous experience as a Quantity Surveyor within construction, maintenance or facilities management
    • Strong understanding of CVRs, valuations and cost control
    • Experience managing reactive maintenance or small works contracts
    • Ability to work within a fast-paced and agile environment
    • Experience producing BOQs and commercial reporting
    • Good understanding of construction contracts and variations
    • Strong communication and negotiation skills
    • Proficient in Microsoft Excel and commercial systems
    • Full UK driving licence
  • Desirable
    • Experience within fire doors, carpentry or passive fire protection
    • Experience working with Schedule of Rates (SOR) contracts
    • Experience working on government or public sector contracts
    • Knowledge of JCT and reactive maintenance contracts
