Overview

UK Remote Fixed Term Contract until 31/12/2026 Part‑time, 20 hours per week between 8am-4pm (flexible schedule including evenings or weekends during peak student periods) £14.50 per hour

Key Objectives of the Role

The PBSA China Specialist will drive Yugo’s growth in the Chinese student market, with a primary focus on converting enquiries into signed tenancies. This is a high‑impact sales role where your efforts directly influence occupancy and revenue. You will engage with prospective and current Chinese students, manage leads efficiently, and ensure a seamless experience from enquiry to move‑in, while also promoting Yugo residences through Chinese digital platforms and providing actionable market insights. You will work closely with site teams, marketing/digital marketing teams, and the sales department to maximize engagement and bookings, supporting Yugo’s overall occupancy and growth objectives.

Role Split:

  • Main – Sales Conversion & Execution: Manage leads, overcome cultural barriers to booking, and hit aggressive occupancy targets through direct‑let sales. This is your primary focus and where your results matter most.
  • Supporting – China Social Media & Mini Program Lead Management: Act as the digital “meeter‑and‑greeter” on platforms like WeChat and RedNote.

Key Responsibilities:

  • Sales & Leasing (Primary): Drive direct‑let bookings by managing and following up on global Chinese leads with focus on priority cities such as London and Edinburgh. Convert prospective students and parents into confirmed bookings. Hit and exceed individual and team sales targets consistently. Work efficiently under pressure to meet deadlines and booking targets. Support rebooking campaigns and maximize occupancy across sites. Maintain accurate records in company systems for all leads and bookings. Produce reports and identify trends in enquiries, sales, and conversion to inform strategy. Prioritize high‑conversion activities and respond promptly to all sales‑related enquiries. Provide guidance and Mandarin translation to Chinese students during booking and move‑in. Support short engagement activities and events tailored for Chinese residents. Collect feedback on student experience and escalate key issues to management.
  • Social Media Lead Management (Supporting): Lead Identification & "Social Listening": Actively monitor the RedNote algorithm for keywords related to your city (e.g., "London Student Housing", "Safe areas near UCL"). Inbound Query Management: Manage the "Direct Message" (DM) pipeline on RedNote. You are responsible for moving a student from a "How much is this room?" comment to a private, personalised conversation. Engagement Strategy: Replying to comments with a mix of authority and "Big Sister/Brother" energy. Cross‑Platform Migration: Strategically moving "warm" leads from RedNote and WeChat into your sales consultations where the actual closing happens. KOC (Key Opinion Consumer) Coordination: Encouraging current Chinese residents to post their own "room tours" on RedNote and managing the influx of referral leads these posts generate.
