Brabazon is one of the UK's most ambitious regeneration projects - a 450‑acre New Town and the largest single‑owned brownfield site in the country. The approved masterplan will deliver over 6,500 homes, over 3 million sq ft of commercial space, the new Bristol Brabazon train station opening this year, and our 20,000-capacity Aviva Arena arriving in 2028. This role offers a rare chance to help shape a brand‑new commercial district from the ground up. As a Commercial Development Manager, you'll drive delivery across offices, retail, leisure and infrastructure, translating a bold vision into a successful, vibrant place. Delivery is already underway, with our first 2 office buildings already on site. This role is ideal for someone from a commercial surveying, development or asset management background who's ready to step into a role with real scale and influence.
What you'll do
- Take ownership of the feasibility, planning and delivery of commercial projects at Brabazon, delivering over 3m sq ft of commercial space on buildings up to 30 storeys.
- Manage projects involving:
- new best-in‑class office developments, both multi‑let and for owner‑occupiers
- bespoke Life Science/Lab/Advanced Manufacturing facilities
- three new hotels ranging from 3 stars to 5 stars and up to 30 storeys
- alternative projects and Infrastructure, including multi‑storey car parks, solar, public realm and infrastructure.
- Lead multidisciplinary teams both internally and externally, and work closely with colleagues across the YTL group, including YTL Live and YTL Construction.
Typical responsibilities include:
- Maintaining and refining commercial asset strategies, including management, marketing and funding support.
- Collaborating closely with occupiers, anchor tenants, and stakeholders such as YTL Live to align commercial delivery with strategic planning.
- Working with our leasing managers to ensure leasing strategies are integrated into the design of offices, retail, and leisure spaces, including agreements for lease, lease structuring, and legal negotiations.
- Coordinating with internal and external legal advisers on contracts, including land transfers, agreements for lease and leases, construction, sales and legal, guiding deals through to commercial close.
- Supporting commercial disposals and exit planning, including investment sales and funding strategy preparation, where required.
- Undertaking and managing financial appraisals, viability and option testing, and cash flow analysis, informing investment decisions.
- Shaping the occupier mix across key phases, based on market trends and placemaking objectives.
- Overseeing construction processes, including contract negotiation and consultant briefs, ensuring alignment with design and commercial intent and efficient handover to YTL Construction for delivery.
- Leading the coordination across major commercial phases, including masterplan interfaces, site‑wide strategies such as car parking, public realm and energy infrastructure.
What you'll need
- Proven commercial property experience.
- A background in surveying, development or asset management.
- Strong knowledge of leasing structures and legal documentation (agreements for lease, development agreements, etc).
- Proven ability to manage consultants and lead multi‑disciplinary delivery teams.
- Skilled in financial appraisal, legal coordination and commercial strategy.
- Experience working across project phases from feasibility to delivery.
- MRICS or equivalent (preferred but not essential).
- Exposure to mixed‑use regeneration and placemaking schemes.
- Network of commercial contacts across agents, operators and investors.
