Our privately owned and fast growing client in Surrey are seeking a Technical Manager to lead two to three residential projects from planning through to final handover. You’ll manage all phases ensuring high standards and successful completion.
Role Purpose: The Technical Manager will manage and coordinate architectural, engineering and design activities throughout the pre-contract and post-contract stages of residential development projects. Working closely with Land, Planning, Commercial, Construction and Sales teams, they’ll ensure design solutions are fully coordinated, cost-effective, compliant and delivered on time.
Key Responsibilities:
- Lead and manage technical consultants across multiple residential developments.
- Coordinate design information through planning, design and construction stages.
- Review drawings specifications and technical proposals to ensure buildability, cost efficiency and compliance.
- Identify and resolve design discrepancies and technical issues early.
- Manage planning condition discharges and technical approvals.
- Oversee utilities coordination including applications, capacity assessments, diversions and disconnections.
- Support and maintain technical specifications in collaboration with Sales and Commercial teams.
- Work closely with site teams, consultants and stakeholders to resolve technical and construction issues.
- Prepare technical reports and support project review meetings.
- Manage Building Regulations approvals, NHBC registrations and compliance requirements.
- Produce O&M manuals and Health & Safety Files for handover.
- Manage Section 38, 104 and 278 agreements and related statutory obligations.
- Monitor technical budgets, consultant claims and project costs.
Requirements:
- Experience in a Technical Manager or similar role within residential development is essential.
- A solid understanding of UK Building Regulations.
- Expertise in residential construction detailing and buildability.
- Experience managing external consultants across various disciplines.
- Strong problem-solving and decision-making abilities.
- The ability to review and improve technical drawings and specifications.
- Excellent organisational skills are needed to manage multiple projects simultaneously.
- Confident communication and strong stakeholder management skills.
- Proficiency in CAD, Microsoft Word, and Excel.
