Our client are a leading residential property developer dedicated to creating thoughtfully designed, sustainable and high-quality homes across Surrey, Sussex, Kent and Essex. They are seeking a Planning Manager to play a pivotal role in the development process, overseeing all aspects of planning applications and regulatory approvals within the region. Reporting to the Land and Development Director, this role requires a seasoned planning professional with strong project management skills, exceptional communication abilities and a keen understanding of the UK planning system. The successful candidate will collaborate closely with internal stakeholders, consultants and local authorities to ensure the timely and successful delivery of planning approvals for residential projects. Key Responsibilities * Planning Application Management Lead and manage the preparation, submission and negotiation of planning applications across the region. Coordinate with internal teams, consultants and local authorities to secure timely approvals and progress applications from inception through to an implementable consent. * Stakeholder Engagement Build and maintain strong relationships with local authorities, community groups and other key stakeholders. Proactively address concerns and advocate for the best interests of the company throughout the planning process. * Project Coordination Collaborate with Land, Design, Technical and Construction Teams to align planning objectives with project goals. Facilitate communication across departments to ensure planning requirements are integrated seamlessly within overall project timelines. * Strategic Land Promotion Support land promotion activities by evaluating sites for planning potential, contributing to strategic feasibility studies. * Compliance and Policy Adherence Stay updated on national and regional planning policies, regulations and emerging trends. Ensure all planning activities adhere to legal requirements and local authority policies, and effectively manage any conditions associated with planning consents. * Risk Management Identify, assess and mitigate potential planning risks. Develop strategies to overcome planning challenges, enabling the team to respond to evolving planning frameworks effectively. * Reporting and Documentation Prepare regular reports and updates on planning progress, planning budgets, approvals and associated risks for presentation to senior leadership. Maintain thorough documentation of all planning activities, applications and decisions. Qualifications and Experience * Educational Background Bachelor’s degree in Urban Planning, Real Estate Development or a related field is required. Professional membership in the Royal Town Planning Institute (RTPI) or equivalent. * Experience Minimum of 5 years of relevant experience in a planning management role within residential development or a consultancy firm. Demonstrable experience managing complex planning applications from start to finish within the residential sector. * Technical Skills Strong understanding of UK planning legislation, policies and practices. Experience with planning software, GIS and project management tools is beneficial. * Key Competencies * Strong negotiation, communication and interpersonal skills. * Excellent problem-solving abilities with a proactive approach to overcoming challenges. * Ability to manage multiple projects and meet tight deadlines. * Analytical mindset with a strong attention to detail
