Location: This role will initially be based in Bradford but we are moving our office to Leeds Valley Park in summer 2026, so you'll be based there in the future - Hybrid Working (minimum of 1 office day a week Bradford/Leeds). There will be required travel to our sites.

Join Yorkshire Water as a Surveyor - Commercial Estate Management and help manage one of the region's largest and most diverse land portfolios. In this varied, fast-paced role, you'll handle everything from rent reviews and lease renewals to negotiating new agreements, alongside managing landlord and tenant matters. You'll also carry out site inspections, respond to estate queries, and support on land rights, acquisitions, and disposals making a real impact across our estate every day.
Where you fit in: As our Surveyor - Commercial Estate Management, you will:
- Be a trusted expert, providing specialist advice on landlord & tenant and estate management matters across a diverse portfolio.
- Get out on site, carrying out land and property inspections that keep the estate performing at its best.
- Take ownership of landlord and tenant relationships, ensuring smooth, effective portfolio management.
- Work closely with the Lead Commercial Surveyor to drive all aspects of commercial estate management.
- Collaborate with stakeholders to identify risks, unlock opportunities, and solve challenges across the estate.
- Play a key role in monitoring income, expenditure, and financial performance.
- Contribute to delivering financial targets and business strategy, with regular reporting and measurable impact.
What skills & qualifications you will need:
- AssocRICS or MRICS qualified, with a strong foundation in commercial property.
- Proven experience managing end-to-end landlord & tenant and estate management matters to a high standard.
- A solid understanding of the Landlord and Tenant Act 1954.
- Hands-on experience inspecting a wide range of land and property types.
- Strong knowledge of health & safety regulations, with a focus on best practice.
- Good understanding of statutory and regulatory requirements within commercial property management.
- In-depth awareness of regional property markets and trends.
- A track record of achieving challenging financial targets and delivering results.
- Excellent problem-solving, communication, and negotiation skills.
- A collaborative team player with outstanding customer focus.
- Ability to perform under pressure and meet tight deadlines.
- Hold a full UK driving licence - ready to travel across the region.
