Role Overview:
Hours of work: Full time – Monday to Friday; 9-5pm
The Property Manager will be responsible for overseeing maintenance, porterage, admin and overseeing cleaning services. The Property Manager will also ensure that all services are provided to a consistently high standard and assist the Operations Manager (based in Singapore) in all areas required to meet the needs of both the business and the students. The Property Manager will need to work flexibly to meet the needs of the students and may be required to take part in ad-hoc out of hours call outs.
Key responsibilities:
- Planned and reactive maintenance as required including utility monitoring
- Oversee general maintenance and repairs to the building and facilities within the residence.
- Identification and reporting/repairing of defects and maintenance requirements.
- Porterage and caretaking tasks; including accepting deliveries, litter picking, weeding, removal of rubbish and the setting out of furniture to agreed timescales and standards.
- Administrative duties including logging invoices, logging issues, maintaining worksheets, budget management.
- Supervision and induction of Subcontractors; including checking risk assessments & method statements prior to work commencement
- Health & Safety duties; ensuring that the building is operated in a safe and legally compliant manner at all times
- Student liaison; including communication with the University.

- Be a main key holder to the accommodation, including daily unlocking and potentially responding to emergency call outs as part of the on-call rota system
- Carry out emergency cleaning as and when required.
- Ensure safe pedestrian access especially during adverse weather conditions.
Requirements Skills & Attributes:
The successful person will have the following:
Essential:
- Have a positive and professional attitude
- Be computer literate (Microsoft Office)
- Have a proactive attitude towards maintaining the student accommodation at a world class quality level
- Hold excellent communications skills and the ability to liaise with Tenant Groups & subcontractors
- Possess good organisational skills with the ability to prioritise a variety of tasks
- Possess a positive approach to learning, development and progression
- Have a trade background or good practical core skills together with previous maintenance experience
- Have a flexible outlook towards hours worked (some out of hours working may be required)
- Have working knowledge of current Health and Safety practice
Desirable:
- Previous working experience within a student accommodation environment
- Be First Aid at Work trained
- Hold a Valid UK Driving license
