Property Services is a vital part of YMCA St Paul's Group, ensuring our buildings remain safe, compliant, well-maintained and fit for the communities we serve. Working within the Asset Investment and Programmes team, the Property Surveyor plays a key role in delivering major works, planned maintenance and cyclical programmes across our diverse property portfolio. The role combines technical expertise, project management and resident-focused service to help ensure excellent building standards, regulatory compliance and Value for Money.

Your role will focus on the following responsibilities:

• Deliver surveys and asset inspections: Carry out detailed stock condition surveys and property inspections for the group as required using the Group’s asset management software, producing reports to help maintain and refresh the Group’s asset management information and Asset Investment Delivery Programme.
• Manage major works and planned programmes: Help develop and manage delivery of the Major Works, Planned and Cyclical programmes by undertaking surveys, preparing works specifications for tenders, carrying out works inspections and managing works contracts and contractors on-site to ensure quality and Value for Money (VfM).
• Ensure compliance and building safety: Ensure all building safety compliance, statutory and regulatory obligations are picked up and progressed. Work closely with colleagues to identify, monitor and address building safety risks, ensuring statutory, regulatory and compliance requirements are met, including fire safety and housing standards obligations.
• Provide technical expertise and project support: Support Property Managers and operational teams with professional surveying advice, contract management, asset investment planning and technical recommendations to improve the quality and sustainability of our housing.
• Put residents at the heart of decision-making: Build positive relationships with residents and stakeholders, ensuring excellent communication, customer service and responsiveness while acting as an ambassador for YMCA St Paul's Group.

This role may be required to occasionally work unsocial hours (early mornings and late evenings) and the occasional weekend.

We are looking for someone who:

• Holds a recognised professional qualification in building construction and has significant experience working as a Property Surveyor within residential property.
• Has strong knowledge of major works programmes, building compliance, health and safety legislation, and the regulatory environment within housing.
• Can manage projects, contracts, budgets and contractors effectively while maintaining a strong focus on quality and value for money.
• Has excellent communication and relationship-building skills, with experience working closely with residents and diverse stakeholders.
• Is organised, analytical and committed to delivering safe, high-quality property and services aligned with YMCA St Paul's Group's values.

This is a Full Time role. Hours per week: 35 hours per week, generally worked within office hours, Monday to Friday, with occasional evening work.
