Job Purpose

The Maintenance Officer will have responsibility for ensuring the YMCA estate is maintained to the highest standard within Health and Safety, legal, statuary and mandatory legislation.

Main Duties & Responsibilities

• Undertake day to day maintenance and cleaning duties in accordance with daily work programmes or in response to reports of maintenance defects
• Maintain sufficient stocks of maintenance supplies to enable work to be carried out without delay, including holding responsibility for ordering and inventory management
• Set up rooms for community bookings in accordance with the hirer requirements
• Where required move furniture within buildings
• Ensure grounds and gardens are in good order and free from litter
• Assist to manage all waste streams
• Plan and carry out planned maintenance programmes under the guidance of the YMCA Fairthorne Group Facilities Management Team
• Carry out routine procedures and PPM’s including testing and inspection of ancillary equipment such as emergency lighting, fire alarms and extinguishers, water temperature tests and flushing for monitoring and regulatory purposes
• Ensure equipment is well maintained and in safe and proper working condition
• Carry out repairs and building services as directed within competence
• In communal areas, supervise specialist workmen and contractors to the site of repair and maintenance and inspecting the work of contractors where there is a requirement to sign a satisfaction note
• Monitor and sign off works and maintain the work schedules
• Periodically clean out guttering and drains, where accessible
• Maintain appropriate records and ensure use of the Charity’s asset management system, Comply NC to access and sign off work, access documents and upload data and documents
• Carry out inspections in conjunction with other members of the team to ensure all areas, including flats, are in a state of good order and repair, reporting and where appropriate rectifying any issues found
• In conjunction with the support team, manage void flats in a timely manner getting them back up to an appropriate standard to relet
• Carry out basic carpentry to doors, windows and fixtures and fittings including hinge and lock installation, basic kitchen fitting, building flat pack items
• Carry out basic plumbing repairs to toilets, showers, sinks, drains and ancillary pipe work
• General small works, including an element of painting, varnishing, tiling, glazing, fitting/refitting of fixtures, minor path/wall/flooring repairs including installing white rock, replacement of lamps (light bulbs)
• Carrying out procedures and “first line of response” in the event of fire, flood, breaking and entering, accident or major damage
• Ensuring that works within your remit conform to all relevant legislation including the Safety at Work Act 1974 and the Fire Regulations
• Providing cover across other sites in the Charity portfolio where and when required
• Maintain a high standard of personal hygiene, timekeeping, cleanliness and neatness

Qualifications/Experience

• Previous experience of caretaking and maintenance roles, preferably in a housing environment
• Knowledge of general building and grounds maintenance and processes.
• A strong awareness of health and safety practices in conducting maintenance tasks.
• A good level of computer literacy.
• A valid First Aid at Work qualification is desirable (training will be given).
• Knowledge of Health and Safety regulations and practices, ideally with IOSH or NEBOSH
• Full driving licence to allow travel to other YMCA properties
