Role Overview

Please note that this role is permanently based in Gibraltar and requires relocation to Gibraltar. This is not a commuting or travel-based position between London and Gibraltar. As part of the relocation package, the Company will cover the cost of accommodation/rent in Gibraltar. We are open to considering candidates currently based in the UK who are willing to relocate for the role. This is a senior strategic role combining overall portfolio management, oversight of insourced property management & facility management operations, and leadership of hospitality initiatives and asset and relationship management of hospitality assets. The Country Manager will drive asset performance, operational excellence, and long-term growth strategies, ensuring that the company maximizes the value and potential of its Gibraltar portfolio. The ideal candidate will have deep real estate and hospitality expertise, proven experience in strategic leadership, asset strategy, and stakeholder management, and the ability to deliver results at a senior executive level.

Key Responsibilities

  • Strategic Leadership & Asset Management
  • Review or define (where applicable) and implement the market strategy for Gibraltar, aligned with Group objectives.
  • Develop (where applicable) or follow and implement already defined business plans at asset-level to optimise long-term value and returns.
  • Identify value-add opportunities, including portfolio enhancement, repositioning, and operational improvements.
  • Implement and oversee all capex projects on an asset level and well as all commercial plans budget preparation.
  • Portfolio Oversight
    • Oversee performance of all assets (office, residential, commercial, and hospitality).
    • Ensure alignment of tenant, asset, and operational strategies to maximise occupancy, revenue, and portfolio performance.
    • Provide strategic guidance on property management operations to ensure high standards of service and efficiency.
    • Report bi-weekly to COO on KPIs and points of interest.
  • Hospitality Leadership
    • Serve as the primary point of contact with the hotel operator.
    • Lead the planning and execution of renovation, upgrade and rebranding initiatives, ensuring high-quality standards and ROI.
    • Strategic support services to assist the Hotel Operator and the Hotel's management team implement delivery of the Current Business Plan and any future business plan and oversee its implementation and ensure the objectives are mutually understood and met.
    • Monitor and report to Yellow Tree C-Level on the implementation of the Business Plan.
    • Oversee the Hotel Operator's performance of its obligations and services under the HMA, including oversight of the performance of any key vendor contracts entered into by the Hotel Operator in connection with the Hotel.
    • Attendance at calls or meetings which may be held by the YT Team and the Hotel Operator and/or the Hotel management team, providing updates and answering YT C-Level questions.
    • Report to C-Level any events of which the Country Manager becomes aware which could threaten the Hotel or affect its value or that of the Hotel business.
    • Undertake a full monthly review of the Hotel business performance, meeting with the Hotel Operator and/or the Hotel management team each calendar month to review that month's P&L and to plan future business strategy and financial performance.
    • Monitor guest satisfaction metrics and online reputation and advise on corrective action plans where applicable.
    • Oversee pricing strategies, segmentation and channel mix.
    • Provide input on rate parity, OTA mix, and direct booking strategies.
    • Review marketing ROI and conversion rates.
    • Review balance sheet and cash flow, in addition to P&L.
    • Evaluate internal controls and audit compliance, including fraud prevention measures.
    • Identify cost-saving and efficiency opportunities.
    • Identify, make recommendations on investment and performance strategies and concepts (including the provision of assistance with technical, economic and financial analyses) as seem necessary and useful to enhance and maintain the financial performance of the Hotel business.
    • Prepare rolling Capex reserve planning and monitor use of FF&E reserves.
    • Advise on investment strategy and ROI analysis.
    • Review the Hotel Operator's requests for capital expenditure as needed and prepare the case for Client approval where required.
    • Oversee planning and execution of CapEx projects.
    • On an annual basis, negotiate the Hotel's annual budget with the Hotel Operator and the Hotel's management.
    • Assist finance team in annual valuation reports done by a reputable 3rd party company as chosen by the finance team.
    • Operational audits of Hotel departments (including housekeeping, F&B, maintenance).
    • Monitor and advise on sustainability initiatives (energy usage, waste reduction, etc.).
    • Report to C-level (via in-person meetings or video conference call) on a monthly basis with a full explanation of our progress on the various workstreams comprised in monthly KPIs and areas of interest.
    • Prepare and deliver within 10 Business Days of the end of each calendar month a monthly “Dashboard” report which covers the current trading position, commentary on the month, the areas of focus for YT and the Hotel Operator and the Hotel's management team, and an update and commentary on the ongoing year end forecast against budget.
  • Stakeholder Management
    • Build and maintain strong relationships with key tenants, investors, local authorities, and external partners.
    • Provide clear, high-level reporting to the Board and Group executives on portfolio performance and strategic initiatives.
  • Acquisitions & Market Intelligence
    • Ensure the business plan is prepared accurately and aligned with strategic objectives; analyze performance reporting and work closely on continuous improvements.
    • Define and implement the leasing strategy for the rest of the portfolio.
    • Oversee future acquisition and integration into the portfolio as well as execution of the business plan and viability model post-acquisition.
    • Provide input on potential acquisitions, including market trends, feasibility, and asset potential, make sure that the business plan and assumptions are fully implementable.
    • Support due diligence and integration planning for new investments.
    • Identify strategic opportunities for portfolio expansion and optimisation.
  • Governance & Compliance
    • Ensure compliance with local regulations and corporate governance requirements.
    • Monitor portfolio risks and implement mitigation strategies at a strategic level.

    Candidate Profile

    • Experience
    • 5-10+ years Senior management experience in real estate and hospitality.
    • Proven track record in strategic asset management and portfolio optimisation.
    • Experience overseeing multi-asset portfolios, including office, residential, commercial, and hospitality properties.
    • Strong background in hospitality strategy, operational leadership, and asset development.
    • Experience in insourced property management oversight desirable.
    • Knowledge of the Gibraltar market highly preferred.
