Role Overview
We are seeking an exceptional Country Manager to lead our Gibraltar and UK office, overseeing a diverse portfolio of office, residential, commercial, and hospitality assets. This role requires regular travel between London and Gibraltar to ensure strong operational oversight, strategic alignment, and on-the-ground leadership across both locations. Relocation to Gibraltar would be highly desirable and strongly preferred for long-term effectiveness in the role. The ideal candidate will have deep real estate and hospitality expertise, proven experience in strategic leadership, asset strategy, and stakeholder management, and the ability to deliver results at a senior executive level.
Key Responsibilities
- Strategic Leadership & Asset Management
- Review or define (where applicable) and implement the market strategy for Gibraltar and UK, aligned with Group objectives.
- Develop (where applicable) or follow and implement already defined business plans at asset-level to optimise long-term value and returns.
- Identify value-add opportunities, including portfolio enhancement, repositioning, and operational improvements.
- Lead business planning, scenario analysis, and investment strategy for portfolio growth.
- Implement and oversee all capex projects on an asset level and well as all commercial plans defined for the year of 2026. Propose similar plans for 2027 onwards.
- Execute the approved budget for 2026 as well as take ownership of budget preparation for 2027 and onwards.
- Portfolio Oversight
- Oversee performance of all assets (office, residential, commercial, and hospitality).
- Ensure alignment of tenant, asset, and operational strategies to maximise occupancy, revenue, and portfolio performance.
- Provide strategic guidance on property management operations to ensure high standards of service and efficiency.
- Report bi-weekly to Chief Operating Officer on KPIs and points of interest.
- Hospitality Leadership
- Serve as the primary point of contact with the hotel operator.
- Lead the planning and execution of renovation, upgrade and rebranding initiatives, ensuring high-quality standards and ROI.
- Monitor and report to Yellow Tree C-Level on the implementation of the Business Plan.
- Oversee the Hotel Operator's performance of its obligations and services under the HMA.
- Undertake a full monthly review of the Hotel business performance.
- Monitor guest satisfaction metrics and online reputation and advise on corrective action plans where applicable.
- Oversee pricing strategies, segmentation and channel mix.
- Review marketing ROI and conversion rates.
- Evaluate internal controls and audit compliance, including fraud prevention measures.
- Stakeholder Management
- Build and maintain strong relationships with key tenants, investors, local authorities, and external partners.
- Represent the company externally, enhancing reputation in the Gibraltar and UK market.
- Provide clear, high-level reporting to the Board and Group executives on portfolio performance and strategic initiatives.
- Acquisitions & Market Intelligence
- Ensure the business plan is prepared accurately and aligned with strategic objectives.
- Define and implement the leasing strategy for the rest of the portfolio.
- Oversee future acquisition and integration into the portfolio.
- Support due diligence and integration planning for new investments.
- Governance & Compliance
- Ensure compliance with local regulations and corporate governance requirements.
- Monitor portfolio risks and implement mitigation strategies at a strategic level.
Candidate Profile
- 5-10+ years Senior management experience in real estate and hospitality.
- Proven track record in strategic asset management and portfolio optimisation.
- Experience overseeing multi-asset portfolios, including office, residential, commercial, and hospitality properties.
- Strong background in hospitality strategy, operational leadership, and asset development.
- Knowledge of the Gibraltar and UK market highly preferred.
- Strategic thinker with the ability to translate strategy into actionable plans.
- Commercially astute with P&L oversight and financial planning experience.
- Strong leadership, negotiation, and stakeholder management skills.
- Excellent communication and presentation skills for senior-level engagement.
- Right to work in UK.
