The Building Services Technician (M&E) is responsible for operating, maintaining, and optimising mechanical, electrical, plumbing, and building services systems across the site. The role ensures safe, efficient, and reliable system performance while supporting planned and reactive maintenance, statutory compliance, and asset performance improvement. The role will also support small projects, system upgrades, and continuous improvement initiatives.
Key Responsibilities
- Maintenance & Operations
- Operate, monitor, and maintain mechanical, electrical, plumbing, HVAC, and associated building services systems to ensure safe and reliable operation.
- Deliver planned preventive maintenance (PPM) and reactive maintenance across building services assets.
- Diagnose faults, undertake root cause analysis, and implement corrective actions, escalating complex issues where required.
- Ensure all maintenance activities are carried out safely and in accordance with procedures and permits to work.
- Systems & Monitoring
- Monitor and interpret Building Management System (BMS) data, alarms, and performance trends, optimising system operation where appropriate.
- Use Computerised Maintenance Management Systems (CMMS) to manage work orders, record maintenance activities, and maintain accurate asset data.
- Optimise system performance settings where appropriate to improve efficiency and reliability.
- Compliance & Safety
- Support statutory compliance activities including HVAC systems, water hygiene, pressure systems, and LEV where applicable.
- Ensure all work is carried out in accordance with health & safety legislation, permits to work, isolations, and safe systems of work.
- Maintain accurate compliance and maintenance documentation.
- Contractor & Stakeholder Support
- Act as an on-site technical point of contact for specialist contractors, ensuring compliance with safety, quality, and operational standards.
- Identify asset performance trends, recurring faults, and opportunities for reliability improvement.
- Support coordination of maintenance works to minimise disruption to operations.
- Asset Performance & Improvement
- Monitor asset performance and identify trends, recurring faults, and opportunities for improvement.
- Contribute to reliability improvements and lifecycle performance of building services systems.
- Support continuous improvement initiatives and operational efficiency projects.
- Projects & Technical Support
- Support small projects, system upgrades, and improvement works.
- Provide technical input during installation, refurbishment, or modification of building systems.
Qualifications
- Essential
- NVQ Level 3 in Electrical Engineering, Mechanical Engineering, or Building Services Engineering (or equivalent).
- Desirable
- HNC/HND in Building Services Engineering or related discipline.
- Experience with advanced BMS/CMMS platforms.
