About the Role...
We're looking for a commercially driven Senior Acquisitions Manager to lead the delivery of high-quality leasehold sites across Southwest England and Wales. This is a pivotal role within the Property team, responsible for driving network growth through the identification, negotiation and execution of strategically important new gym locations. You'll own the acquisition lifecycle end-to-end - from market insight and site sourcing through to commercial negotiation and handover - ensuring every deal supports financial performance, operational excellence and long-term network strategy. This is a fast-paced, high-impact role where pace, judgement and strong industry relationships are key.
What you'll be doing...
- Identifying and securing high-potential leasehold sites (purpose-built and conversions) to support regional expansion.
- Using data, demographics and market intelligence to shape acquisition strategy and prioritise opportunities.
- Undertaking detailed site appraisals, assessing commercial viability, planning considerations and operational suitability.
- Building robust financial models and presenting investment cases for approval.
- Leading negotiations with landlords, agents and developers to secure competitive commercial terms.
- Managing due diligence processes and coordinating internal stakeholders through to deal completion.
- Working cross-functionally with Finance, Operations, Marketing and Delivery teams to ensure seamless execution through to site opening.
- Building and maintaining a strong external network to ensure access to off-market and competitive opportunities.
About You...
You're an experienced commercial property professional with a strong track record of delivering leasehold acquisitions within a retail, leisure or multi-site environment. You combine sharp commercial judgement with strong analytical capability and the confidence to negotiate and close deals at pace. You'll bring:
- Proven experience securing leasehold sites in competitive markets.
- Strong financial modelling and investment appraisal capability.
- A solid understanding of planning processes, including change of use applications.
- Excellent negotiation and stakeholder management skills.
- The ability to manage multiple live opportunities simultaneously without losing momentum.
- A strategic mindset, balanced with a hands-on, delivery-focused approach.
- Experience in health & fitness, leisure or hospitality - and an established property network - would be advantageous.
