We are seeking an experienced Sales & Marketing professional to lead the sales and marketing function which will include medium to large-scale residentially led schemes, predominantly within London.

The sales and marketing lead will be instrumental in advising the land acquisition team regarding house sales in areas where they have identified possible land for purchase. Therefore, you must be familiar with the London housing market and its regional characteristics, have in-depth understanding of core mainstream market segments, customers and products. Experience in developing pricing and marketing strategies, including UK and mainland China strategies. The role will involve working closely with external agencies and consultants to optimise our chances of success.

You will be a proactive member of the small UK management team, proactively contributing to other disciplines and workstreams as and when required. This means co-ordination and designing of appropriate policies and procedures, providing insights into consumers, markets and value/rental growth patterns across London and UK. Therefore, this role requires strong analytical skills, extensive knowledge of bespoke residential developments and London competitors and the ability to influence multiple internal and external stakeholders.

Up to and once projects are acquired you will act as the link between Sales & Marketing and other group functions (Land, Commercial, Technical, Construction, HR, Finance and HS&E etc.). The Sales & Marketing lead must be multifaceted and be a good communicator, a good leader and initiator along with being organised, driven and focused.

Primary Responsibilities:

  1. Pricing Strategy: Advise the business during land acquisition on local demographics, sales values, potential client expectations and market opportunities and risks.
  2. Securing Projects: To work in partnership with both external and internal partners in preparing and adopting strategies, including assisting with planning proposals and maintaining professional relationships with all parties involved in securing a development.
  3. Project Marketing and Sales Management: Oversee the marketing management and sales execution of residential projects to ensure smooth progress in project sales.
  4. Project and Market Positioning: Review project positioning management, prepare a project market positioning report, conduct product research and development, and make positioning adjustments, etc.
  5. Promotion Plan and Strategy Formulation: Review and formulate project promotion plans and strategies, while tracking their implementation.
  6. Brand Promotion: Take charge of project promotion and brand promotion by organising, planning, and executing various online and offline marketing activities to achieve market development goals.
  7. Media and Promotion Channel Maintenance: Maintain daily relationships with media/promotion channels, explore new media/new promotion channel resources, negotiate cooperation agreements, as well as establish and maintain partnerships with peers/cross-industries.
  8. Customer Satisfaction: Ensuring excellent customer satisfaction results by managing the sales process, liaising with clients and internal departments in regards to ensuring specific sales requirements, keeping the customers constantly updated on progress of their new home, and undertake customer satisfaction surveys post sales completion.

Job Qualifications:

  • More than eight years of work experience for a London residential developer.
  • Familiar with residential real estate marketing knowledge, key sales links, real estate project development, market expansion, customer relations, product planning, media relations maintenance, etc.
  • Have independent project planning ability, good at strategic thinking, systematic project planning thinking and keen macro-market sense.
  • Educated to Degree level in a related field.
  • Bilingual English and Mandarin would be desirable but not essential.
