Well established Developer is seeking a detailed oriented Senior Quantity Surveyor to join their team. The successful candidate will play a major role in the cost management and financial control of construction projects from inception to completion, centred around the luxury residential market place. These projects can range from US$6m-35m for single family residential builds.

You will be required to work closely with contractors, architects and builders to develop cost-effective solutions that uphold the highest quality standards. This role requires a balance of office-based work and on-site presence to ensure accurate project costing and efficient progress tracking.

Key Responsibilities:
  • Prepare cost estimates, bills of quantities, and tender documentation
  • Evaluate and manage project budgets and financial forecasts
  • Monitor construction progress and report on project cost performances
  • Assess and value contractor work for interim and final payments
  • Conduct cost analysis and provide commercial advice throughout the project lifecycle
  • Assist in contract administration and ensure compliance with contract terms
  • Identify and analyse risks and develop mitigation strategies
  • Liaise with clients, contractors, suppliers, and other stakeholders
  • Conduct site visits to assess work progress and validate financial claims
  • Support in the negotiation of variations, claims, and dispute resolution
  • Provide cost reports and ensure project delivery within budget.
Qualifications and skills:
  • Degree in Quantity Surveying.
  • Proven experience in a quantity surveying role from within a Consultancy environment
  • Experience of at least 7-10 years in the field
  • Experience in the Luxury Residential and/or Luxury Hospitality sectors will be highly advantageous
  • Strong understanding of construction processes, materials, and cost control
  • Proficient in Microsoft Office suite and QS software (eg. CostX, AutoCAD, or similar)
  • Excellent analytical, negotiation, and communication skills
  • Ability to work independently and as part of a collaborative team
  • Caribbean, and/or International delivery experience will be highly advantageous
  • A clean police record and valid driving license will be required.
