As an Assistant Capital Project Manager within the Capital Team — part of the Estates & Facilities Management Directorate — you will support Senior Project Managers in delivering new-build and refurbishment projects valued up to £30 million. The Postholder will take direct responsibility for managing and delivering minor capital construction projects up to £250,000.

Main duties of the job:

  • Assess project requirements
  • Agree on appropriate solutions
  • Determine costs
  • Appoint contractors
  • Oversee project delivery under the guidance of a Senior Project Manager
  • Provide, receive and communicate complex technical information to non-specialists and clinical stakeholders in a manner that allows them to easily understand and interpret proposals.
  • Negotiate and agree on works proposals and aspects of Projects such as Requests for Instruction (RFI), Confirmation of Verbal Instruction (CVI), Variation Orders (VO), Extension of Time (EOT) claims etc and deal with these across a wide range of contractor and client stakeholder representatives.
  • Effectively manage all trust-approved contractors in respect to delivering all aspects of contract works on site.
  • Analyse complex facts and often competing imperatives, then negotiate, influence and agree on project proposals with clinicians and other user representatives, appraising options and using judgement to guide the process towards the optimum solution.
  • Lead and direct small multi-disciplinary project teams, external professional design consultants and contractors, ensuring that the planning and organisation of complex project works will not adversely impact ongoing clinical activities.
  • Make sound judgements based on current H&S legislation and practice when carrying out works within the healthcare environment.

Training & Qualification:

  • Post Graduate level in a Construction or Engineering and equivalent experience
  • The post holder should have knowledge and understanding of healthcare, standards such as Hospital Building Notes (HBN’s) and Hospital Technical Memoranda (HTM’s).
  • Have knowledge and a good level of understanding of construction procurement contracts.
  • Have a good working knowledge of health and safety practice relating to the construction industry.

Experience:

  • The post holder will have experience of working within the construction industry, including management of small construction works from concept to operational commissioning.
  • Knowledge of testing, commissioning and certification of engineering services in large buildings.
  • Experience in delivering/managing construction and building engineering services projects within an acute healthcare setting.
  • Experience gained in working within a large and diverse organisation.
  • Working knowledge of large building environments containing a complexity of building services.

Communication:

  • Receive, process and present complex technical information in relation to small works schemes.
