An opportunity has arisen within the Operational Estates Department at Wrightington Hospital for an experienced Operational Estates Maintenance Worker (Joiner) with a carpentry / joinery trade background to assist in the maintenance and repair of the Trust’s built environment.

You should have completed a formal craft apprenticeship in a Building discipline and have attained an academic qualification to NVQ Level 3 / Higher National Certificate related to woodworking / joinery/ carpentry. In addition, you should be able to demonstrate significant knowledge and ability in other maintenance disciplines outside of your core craft skills.

The position will primarily be located at the Wrightington Hospital site but will also provide support to our Operational Estates services across the wider Trust sites. The Estates & Facilities Division provides a wide range of operational estates repair / maintenance, minor works and capital project services across the Trust’s sites.

Main duties of the job

To work as part of a multi-disciplinary team delivering high standards of Maintenance within clinical and non-clinical areas.

Primarily a Trust wide post within the Estates and Facilities department, this post will normally be within the Estates department, based at Wrightington Hospital. The post holder should be able to demonstrate leadership skills and will be multi skilled on work across a range of building skill areas within maintenance.

The post holder will be responsible for assisting the Operational Estates Manager in the installation, maintenance, servicing and repairing of a range of building services, engineering plant and equipment, and to maintain the fabric of the premises.

Detailed job description and main responsibilities

To undertake planned preventative and reactive building maintenance duties, minor refurbishment works, and manufacturing as required across allTrust properties and other areas of responsibility.

Works to include:

Organise day-to-day work tasks and activities, prioritising workload using own initiative.

Statutory inspection, maintenance and repair of fire resisting door sets and upgrade when necessary.

Maintenance and repair of fixtures, fittings and equipment.

Locksmith duties e.g. Installation and repair/reconditioning of door locks and furniture (inc. specialist hardware such as digital locks, control drugs locks etc), repairs to controlled access doors and associated equipment.

Window repairs including replacement glazing when required.

Undertake condition surveys and communicate findings and recommendations.

Completion and processing of mandatory documentation associated with specific work tasks i.e. Fire Door and Window PPMs, Condition Surveys etc ensuring integration with the Directorate’s chosen asset management system. This will include use of handheld devices such as mobile phone or PDA.

Respond proactively as required.

Interpretation of technical drawings, measuring and setting out on site.

Person specification

Qualifications

  • Completed a recognised joinery craft apprenticeship.
  • Qualification to a minimum of NVQ Level 3. (E.g. B-TEC ONC or CGLI Advanced Craft Level)
  • Any relevant qualifications or experience in a secondary trade

Experience

  • To be able to demonstrate extensive post qualification experience within an engineering or building maintenance environment.
  • Able to use both fixed woodworking machinery and portable power tools. Must be able to observe the Woodworking Machinery Regulations.
  • Previous Estates & Facilities (maintenance and repair based) employment within an NHS acute hospital environment.

Skills

  • Sound knowledge of carpentry and joinery including both 1st and 2nd fixing and be skilled at maintenance of same. Must be able to read technical drawings and technical manuals. Ability to use precision equipment. Be able to show leadership skills and qualities.
  • Able to prioritise and work without supervision.
  • Highly versatile and receptive to training initiatives and change.
  • Any wider knowledge / interests related to construction, maintenance and repair activities.

Knowledge

  • Good level of literacy and numeracy skills.
  • Good level of IT (PC based) skills.
  • Any wider knowledge / interests that would supplement the essential criteria for the post.
  • Any form of recognised educational qualification.

Additional

  • Speak English to an appropriate standard relevant to their role, i.e. with confidence and accuracy, using correct sentence structures and vocabulary, and without hesitation.
  • Ability to travel between all Trust sites independently
