We are excited to offer an opportunity for an experienced Voids Manager to join our WPS team, delivering excellence on our Responsive Maintenance contract.

About The Role

As a Voids Manager, you will play a critical role in ensuring a high-quality, customer-focused, and safety-driven service. You'll take ownership of day-to-day operations, including delivering a 24/7, 365-day service, ensuring homes are turned around efficiently and to the highest standard.

Key Responsibilities

  • Manage and oversee work scheduling in line with company procedures, standards, and SLAs
  • Ensure consistent delivery of a high-quality responsive repairs and voids service
  • Represent Wates at client and resident performance meetings
  • Drive performance against KPIs and service targets
  • Effectively manage material costs and enforce compliance with processes
  • Monitor work quality through inspections, KPIs, and customer feedback
  • Lead, motivate, and develop a team of up to 30 operatives
  • Carry out regular audits and service testing
  • Identify opportunities for continuous improvement and support business planning

About You

  • Strong leadership and team management skills
  • Excellent communication and stakeholder engagement abilities
  • Proven experience managing multi-disciplinary teams in a fast-paced environment
  • Ability to problem solve, prioritise, and meet tight deadlines
  • Experience in voids or responsive maintenance, ideally within social housing
  • Strong understanding of KPIs, performance management, and financial oversight
