Due to continued growth and the award of new long-term contracts, Wates Property Services is looking to recruit an experienced Site Manager to join our Planned Works team delivering high-profile projects across the social housing sector.
This role will focus on the successful delivery of high-rise residential refurbishment and planned maintenance programmes, including external envelope works, roofing, cladding remediation, window and door replacements, façade improvements, fire safety works, retrofit and energy efficiency projects.
We are particularly keen to speak with candidates who have experience managing occupied high-rise social housing schemes and understand the challenges of working in live residential environments while maintaining excellent customer service and health & safety standards.
This aligns with experience sought in existing Wates site management roles and senior site management profiles.
Key Responsibilities
- Manage day-to-day site operations across planned maintenance and refurbishment projects.
- Lead, motivate and coordinate subcontractors, operatives and suppliers.
- Ensure projects are delivered safely, on programme, within budget and to the highest quality standards.
- Maintain compliance with all health, safety, environmental and quality procedures.
- Undertake site inspections, audits and progress reviews.
- Produce and maintain site programmes and regular progress reports.
- Manage resident-facing activities in occupied properties, ensuring disruption is minimised.
- Work closely with Project Managers, Commercial Teams, Resident Liaison Officers and clients.
- Oversee quality assurance, snagging and handover processes.
- Ensure all RAMS, permits and site documentation are completed and maintained.
What We're Looking For
Essential
- Proven experience as a Site Manager within social housing planned works.
- Experience delivering projects on high-rise residential buildings.
- Strong knowledge of refurbishment, external envelope and building safety works.
- Excellent leadership and communication skills. Ability to manage multiple stakeholders in occupied environments.
- Full UK Driving Licence.
- SMSTS.
- CSCS Manager Card.
- First Aid at Work.
