Wanted! An experienced Head of Block Management to be the lead on a mixed residential portfolio across East Sussex : ensure service excellence compliance and client satisfaction while managing and mentoring a dedicated property management team.
A respected independent Property Management company based in Eastbourne is seeking a proactive and capable Head of Block Management . This role involves leading a small team of property professionals overseeing a varied residential portfolio and ensuring the highest standards of client care and operational efficiency.
You will play a key role in mentoring staff improving systems and driving continued service quality across the department.
What Youll Be Doing (Key Responsibilities)
- Lead mentor and support the property management team to deliver consistent high-quality service
- Oversee the day-to-day management of residential blocks across East Sussex and Brighton
- Coordinate maintenance repairs and contractor works efficiently
- Manage Section 20 processes insurance claims and lease compliance
- Conduct regular site inspections and ensure health and safety standards are upheld
- Organise and attend AGMs and residents meetings
- Liaise with freeholders leaseholders and management committees
- Prepare and monitor budgets and service charge accounts
- Ensure compliance with all current legislation and industry best practices

- Proven experience in Block or Property Management (IRPM qualification desirable)
- Strong leadership skills with the ability to manage mentor and motivate a team
- Excellent customer service and communication abilities
- Highly organised with strong time management and prioritisation skills
- Calm professional and solutions-focused under pressure
- Sound understanding of relevant property legislation and procedures
- Confident using property management software (training can be provided)
