An experienced Head of Block Management is required to launch and lead a new block management department in the East Grinstead / Sussex area, with responsibility for establishing systems, processes and standards while developing a successful residential property management operation.
This is a hands-on leadership role for an experienced block management professional who can build a department from the ground up, develop a portfolio, establish strong client relationships and provide a high standard of service to leaseholders, freeholders and residential management companies. The perfect candidate will be professionally qualified (TPI) and have extensive block management experience.

What You'll Be Doing (Key Responsibilities):
- Establish and develop the new block management department, creating effective processes, systems and procedures
- Build and manage a portfolio of residential blocks and developments on behalf of freeholders, RMCs and leaseholders
- Oversee service charge budgets, expenditure, arrears, insurance, maintenance and financial reporting
- Manage contractors, suppliers and maintenance programmes, ensuring buildings are maintained to a high standard
- Develop strong relationships with clients, leaseholders, residents and other stakeholders, handling queries and resolving issues professionally
- Lead the future growth of the department, identifying new business opportunities and building a high-performing team as the portfolio expands
What our client is looking for (Skills & Experience):
- Proven experience within residential block management at a senior or managerial level
- Strong knowledge of leasehold property management and relevant legislation
- Experience managing service charges, budgets, arrears and financial processes
- Good understanding of Section 20 consultation, major works and planned maintenance
- Confident dealing with freeholders, RMCs, leaseholders, residents and contractors
- Strong organisational and problem-solving skills with excellent attention to detail
- Commercially minded with the ability to develop new business and grow a portfolio
- Leadership ability and the confidence to build a department and establish effective working practices
