Our client is seeking an experienced and capable Senior Block Manager to help oversee a substantial property portfolio in the Dorking area. This is a senior-level position offering responsibility, autonomy, and the opportunity to lead a small property management team.
Working within a specialist property management company, you will be responsible for delivering a high standard of service across a diverse leasehold portfolio. The role includes team leadership, Section 20 consultation management, client liaison, budget oversight, and ensuring full compliance with industry legislation and best practice.

What You'll Be Doing (Key Responsibilities) as a Senior Block Manager:
- Overseeing the management of a sizeable residential block portfolio
- Leading, supporting and motivating a small property management team
- Managing all aspects of Section 20 consultation processes
- Preparing service charge budgets and monitoring expenditure
- Liaising with leaseholders, freeholders, contractors and clients
- Ensuring compliance with all relevant legislation, regulations and company procedures

- Proven experience in residential block property management
- Strong knowledge of leasehold legislation and Section 20 procedures
- Previous experience supervising or managing staff
- Excellent organisational and workload management skills
- Strong communication and client relationship-building abilities
- Professional, proactive and solution-focused approach
- ATPI, AIRPM, MIRPM or RICS qualification would be advantageous
- Full UK driving licence and willingness to travel as required
