The Pre-Construction Manager leads the front-end process from initial enquiry through to contract signature. You will collaborate closely with clients, designers, sub-contractors and the delivery team to ensure every project is accurately scoped, costed and technically robust before it moves into construction. The role is ideal for someone who thrives in a fast-paced, design-led environment and enjoys balancing creativity with commercial and technical rigour.
Key Responsibilities
- Client engagement and brief development: Work directly with clients to understand their needs, aspirations, and constraints, translating them into clear project briefs.
- Feasibility and technical assessment: Analyse sites, surveys, and technical information to identify risks, constraints, and opportunities.
- Cost planning and budget ownership: Produce accurate cost plans, estimates, scope of works including value engineering / enhancement options to align with client budgets.
- Design coordination: Collaborate with internal and external designers to ensure concepts are buildable, compliant, and aligned with programme and cost parameters.
- Tender and proposal management: Lead the preparation of proposals, tender submissions, and presentations that clearly articulate our solution and value.
- Programme development: Create high level pre-construction and construction programmes that reflect realistic sequencing and lead times.
- Supply chain engagement: Work with key sub-contractors and suppliers to obtain accurate pricing, technical input, and advice on buildability.
- Risk management: Identify, track, and mitigate project risks during the pre-construction phase.
- Licence to Alter: Prepare LTA pack for Landlord approval coordinating information from various stakeholders.
- Contracts: Complete and review JCT D&B contracts with the help of external counsel to manage Two risk.
- Handover to delivery: Ensure a smooth transition to the project delivery team with complete and accurate information.
Skills & Experience
- Excellent commercial acumen with the ability to produce accurate cost plans and identify value opportunities.
- Strong technical understanding of construction methods, building regulations, and the ability to manage multiple bids and deadlines in a fast-paced environment.
Industry Experience
- Proven experience in pre‑construction within design & build, commercial interiors, or fitout.
Software Requirements
- Microsoft Office (predominantly Excel)
- Microsoft Project
- Docusign
- Matterport (familiar with reviewing and utilising content)
- Degree level, ideally in a RICS accredited subject
Personality & Soft Skills
- Confident communicator able to present solutions clearly to clients and stakeholders.
- Collaborative mindset with experience working alongside designers, sub-contractors, and project managers.
