We are currently recruiting for an experienced and driven Site Manager to join a growing construction and property development business based in Bromley, Kent. This is a site-based role covering projects across London and the South East. The successful candidate will take full responsibility for the day-to-day running of refurbishment projects, ensuring works are delivered safely, on time, within programme, and to a high standard.

The company specialises in residential refurbishment and property development projects, often involving the conversion of properties into multi-unit accommodation. This role would suit a hands-on Site Manager who is confident managing subcontractors, coordinating trades, maintaining quality standards, and communicating clearly with head office teams.

Key Responsibilities:

  • Taking full ownership of site operations from start through to practical completion
  • Managing programme delivery, sequencing of works, and key project milestones
  • Coordinating subcontractors, direct labour, and multiple trades on site
  • Monitoring contractor performance, productivity, quality, and progress
  • Maintaining a safe, tidy, organised, and compliant site at all times
  • Ensuring works are completed in line with drawings, specifications, and company standards
  • Identifying and resolving site issues that could impact programme, cost, or quality
  • Capturing and uploading photo and video evidence at key stages of the build
  • Coordinating inspections with Building Control and other third parties
  • Managing defects, snagging, completion works, and initial aftercare support
  • Monitoring variations and flagging potential cost implications at an early stage
  • Ensuring site instructions are authorised, documented, and clearly communicated
  • Providing clear and accurate site updates to Project Managers and senior management
  • Maintaining site records, progress photos, documentation, and handover information

The Ideal Candidate Will Have:

  • Proven experience as a Site Manager, Construction Manager, or similar
  • Strong experience working on residential refurbishment projects
  • A good understanding of construction sequencing, programme control, and site coordination
  • Confidence managing multiple trades, subcontractors, and direct labour
  • Strong quality control standards and excellent attention to detail
  • The ability to work independently and take ownership of site delivery
  • Excellent communication, reporting, and organisational skills
  • Experience with multi-unit residential refurbishments would be advantageous
  • Experience with structured reporting, progress photos, and quality evidence processes would be beneficial
  • SSSTS or equivalent site management qualification preferred
  • CSCS certification preferred
