Operational lead for the Works Department, responsible for the effective control, delivery, and quality of all maintenance works across the portfolio. The role requires strong technical judgement, clear decision-making, and confident ownership of both routine and complex maintenance issues for a portfolio of c.1,500 residential units.
Key Responsibilities
- Triage, allocate, and quality-control day-to-day maintenance issues to ensure timely and effective resolution.
- Take ownership of complex and specialist maintenance matters, coordinating external contractors, consultants, and third parties as required.
- Diagnose mid-level and semi-complex maintenance issues and work collaboratively with contractors to agree appropriate solutions.
- Source, appoint, and manage a reliable network of contractors and suppliers.
- Monitor quality, costs, and performance, ensuring value for money and consistent standards of workmanship.
- Work closely with internal teams and communicate clearly and professionally with residents.
- Provide leadership and management oversight to maintenance staff where applicable.
