As Senior Lettings Portfolio Manager, you will take ownership of a managed portfolio and play a key role in ensuring tenancies are set up correctly, issues are resolved quickly, and landlords receive clear, confident guidance. This role would suit someone who is organised, calm under pressure, and comfortable dealing with everything from arrears and maintenance through to Section Notices and compliance.

What you'll be doing day to day:

  • Managing a portfolio of residential lettings properties across Northampton and surrounding areas
  • Handling Section Notices confidently and in line with current lettings legislation
  • Managing rent arrears, keeping accurate records, and communicating clearly with landlords and tenants
  • Coordinating maintenance works with contractors, tenants, and landlords
  • Overseeing tenancy set ups, renewals, move-ins, and associated administration
  • Ensuring all compliance requirements are monitored, recorded, and followed up
  • Acting as a reliable point of contact for landlords, tenants, contractors, and colleagues
  • Resolving day-to-day portfolio issues professionally and efficiently
  • Supporting landlord retention through proactive communication and strong service delivery
  • Working closely with the wider lettings team to maintain smooth processes and high standards

What we're looking for:

You will already have solid experience within lettings, property management, or portfolio management and feel confident managing a varied workload. Strong knowledge of Section Notices, arrears processes, tenancy administration, maintenance coordination, and lettings compliance will be important for this role. You'll be the sort of person who can prioritise effectively, communicate clearly, and stay composed when dealing with more complex tenancy matters.
