This is a role for someone who can take control of a busy department and keep it performing. Not just manage it. Lead it. You will be stepping into an established lettings operation with a strong local reputation and a consistent flow of business across both residential and student markets. It is fast paced, varied, and needs someone who can bring structure, clarity, and direction from day one. You will work closely with the Directors, with real visibility across the business and the opportunity to influence how the department runs.

The role:

  • Take full responsibility for the day to day running of the lettings department
  • Lead, support, and develop the team to maintain performance
  • Oversee instructions, marketing, and deal progression across residential and student stock
  • Build and manage relationships with landlords, including portfolio clients
  • Ensure a smooth, professional service from enquiry through to move in
  • Handle negotiations and resolve issues with confidence
  • Maintain compliance across all lettings activity
  • Work with the Directors on performance, processes, and improvements

What matters here:

  • Strong background in residential lettings
  • Exposure to student lettings is useful
  • Previous experience in a senior or management role
  • Ability to lead from the front and keep a team aligned
  • Organised, commercially aware, and comfortable with volume
  • Solid understanding of lettings legislation
  • Clear, professional communication
  • Full UK driving licence

Why this role stands out:

  • Established, well respected independent agency
  • Mixed portfolio across residential and student lettings
  • High visibility role with direct input into the business
  • Immediate impact with long term potential
  • A department that needs leadership, not supervision

This suits someone who is comfortable taking responsibility. If you can step in, bring control to a busy pipeline, and keep both clients and team on track, you will do well here.
