The Role
You’ll take responsibility for a portfolio of approximately 160 residential properties, acting as the main point of contact for landlords, tenants and contractors.
You’ll be given plenty of ownership, with the focus on keeping tenancies running smoothly, protecting landlord relationships and resolving issues before they become bigger problems.
There will also be some involvement with the lettings team, particularly as part of the Saturday rota, giving you more variety than a traditional portfolio-only Property Manager position.
Key Responsibilities
- Building strong relationships with landlords and tenants.
- Managing maintenance, repairs and contractor relationships.
- Resolving tenancy and property issues efficiently.
- Monitoring rental payments and dealing with arrears.
- Reviewing rents and having commercially confident conversations with landlords.
- Keeping properties and tenancies compliant with current legislation.
- Managing deposits, Right to Rent checks and key tenancy documentation.
- Maintaining accurate property and tenancy records.
- Working closely with lettings, sales and accounts colleagues.
- Supporting enquiries, viewings, applications and offers when required.
What Will Help You Succeed?
You’ll ideally have at least one year’s experience within residential lettings or property management and be comfortable taking responsibility for your own portfolio.
You’ll need to be organised, confident dealing with landlords and tenants and able to make sensible decisions when problems arise.
Attention to detail is important, particularly around compliance, but so is personality.
