Wilsons Auctions – Land & Property Manager

Wilsons Auctions, the largest independently owned auction house in the UK and Ireland, is seeking a full-time Land & Property Manager based at our Shotton Point branch.

Job Purpose

To identify, acquire, and manage land and property assets in line with the company\’s strategic goals, focusing on auction activities. Responsibilities include overseeing property transactions, ensuring legal and regulatory compliance, and maintaining relationships with stakeholders such as buyers and sellers.

Key Responsibilities

  1. Valuation of properties based on type, condition, and location.
  2. Marketing properties online to maximize coverage.
  3. Managing CRM communications, handling enquiries, and updating contact records for interested parties regarding property details, viewings, auction dates, legal packs, and bidding.
  4. Conducting AML checks on vendors/properties prior to marketing.
  5. Liaising with vendors\’ solicitors regarding legal packs, understanding property structures, and ensuring distribution with Property Registration Forms.
  6. Understanding contract law relevant to property transactions.
  7. Assisting with property sales, including preparing notifications upon receipt of deposits.
  8. Preparing statements for deposits and invoicing vendors for fees and commissions.
  9. Managing completions upon receipt of vendor confirmation.
  10. Monitoring invoices with the Accounts department.
  11. Building and maintaining relationships with landowners, developers, local authorities, and stakeholders.
  12. Representing the company at industry events and meetings.

Qualifications and Skills – Essential

  • Bachelor\’s degree in Real Estate, Property Management, Business Administration, or related field.
  • Proven experience in land acquisition and property management.
  • Strong negotiation and communication skills.
  • Knowledge of property law and regulations in GB.
  • Financial management and budgeting proficiency.
  • Accurate property valuation skills (RICS Certification).
  • Experience with property/construction and knowledge of building processes.
  • Integrity, empathy, confidence, professionalism, and excellent presentation skills.
  • Experience with CRM systems and property portals.

Desirable

  • Excellent analytical and problem-solving skills.
  • Sound judgment and organizational capabilities.
  • Proficiency in Outlook, Excel, Word, and Acrobat.
  • Ability to work independently and within a team.

Work Details

Monday to Friday, 9:00 am – 5:30 pm (including 30-minute unpaid lunch).
