Wilson Hawkins is looking for an ambitious, highly organised, and technical Property Manager to join our boutique block management team. This is a pivotal role for someone with a minimum of three to five years of block management experience who is ready to take the next step working within an agile, tech-driven boutique agency where your contribution is genuinely visible and a clear path to senior management is on the table.

You will work closely with our Head of Block Management, taking full ownership of your own portfolio of blocks, managing client relationships, and overseeing major works, while occasionally stepping up to lead and mentor junior team members when needed. This is not a role for someone who wants to blend into the background. We want someone who takes pride in maintaining the highest standards of building preservation, builds real relationships with Directors and lessees, and wants to drive a modern, tech-enabled approach to estate management.

  • You will be expected to manage your own diary, site inspection schedules, and maintenance workload with confidence and minimal supervision.
  • Every Resident Management Company (RMC) or Freeholder Director you work with should feel like a priority, and every lessee interaction should reflect the Wilson Hawkins standard—professional, honest, transparent, and trustworthy.
  • Beyond the day-to-day management, you will be someone the senior management team can rely on. When complex issues arise, or when team cover is needed, you step up proactively.
  • You know your portfolio inside out, understand leaseholder dynamics, and are always ready to provide expert guidance on complex block management matters.

  • Your site inspections are well prepared, thoroughly conducted, and consistently result in proactive preventative maintenance plans.
  • Directors and leaseholders feel informed, valued, and confident throughout their journey with Wilson Hawkins.
  • Service charge budgets are accurately prepared, successfully agreed, and managed efficiently throughout the financial year.
  • Section 20 major works consultations progressed seamlessly, with all legal timelines met and landlords kept closely in the loop.
  • Maintenance issues, compliance logs, and contractor tasks are always up to date and accurately tracked within our property management software.
  • You are trusted by the Head of Block Management to hold the fort, chair AGM meetings independently, and make sound, compliant decisions.

How you'll spend most of your time

  • Acting as the primary point of contact for Freeholders, RMC Directors, and leaseholders—proactively managing communications rather than reactively.
  • Conducting regular, structured site inspections across the portfolio to ensure buildings are maintained to an exceptional standard.
  • Preparing comprehensive annual service charge budgets and tracking year-end accounts in collaboration with our financial team.
  • Managing day-to-day reactive maintenance, tracking contractor performance, and ensuring value for money for our clients.
  • Leading Section 20 consultation processes for major works projects, coordinating closely with surveyors and our Head of Major Works.
  • Ensuring absolute health and safety compliance across all blocks, including Fire Risk Assessments (FRA), asbestos, and water hygiene actions.
  • Maintaining accurate, real-time records of all maintenance tasks, compliance logs, and client communications in our proprietary management software.
  • Supporting senior management with team activity, mentoring junior coordinators, and contributing ideas to optimise our digital-first management processes.

  • Proven experience managing a diverse portfolio of residential blocks and estates.
  • Strong working knowledge of the Landlord and Tenant Act 1985, Commonhold and Leasehold Reform Act 2002, and Section 20 consultation procedures.
  • Solid financial competence, with a track record of setting accurate service charge budgets and reviewing financial statements.
  • Direct experience handling building insurance claims, health and safety compliance, and planned preventative maintenance (PPM) schedules.
  • Experience utilising modern property management software, CRM platforms, and digital tech tools to streamline workflows.
  • TPI (The Property Institute) membership, or active progress toward it.
