The Commercial Management function at WeWork oversees estimating, procurement, and cost management services for all Capital Projects, covering all stages from inception to design, construction, and financial close‑out. We are currently searching for a Commercial Management Lead to supervise these operations across European markets, including but not limited to Amsterdam, Barcelona, Berlin, Dublin, Frankfurt, Hamburg, Lisbon, London, Madrid, Milan, Munich, Paris, Prague, and Warsaw.

The role requires strong capability to manage multiple projects of varying scales, meet prescribed deadlines, and consistently adhere to budgetary targets. Excellent collaboration skills across diverse teams at various stages of the design process are essential, along with self‑motivation, the ability to work independently, and strong teamwork abilities. A genuine passion for the entire project lifecycle, from design to completion, is expected.

Main responsibilities

  • Support the Commercial Management Director in overseeing commercial governance for all capital projects throughout the project lifecycle for WeWork across multiple product lines for the European markets and globally as needed.
  • Lead all commercial activities, including estimating, budgeting and forecasting, issuing requests for proposals (RFPs), preparing and awarding contracts to trade contractors within the approved budget, tracking expenditures, evaluating change orders, and managing new development and member customization projects.
  • Create and communicate preliminary feasibility cost plans and detailed construction estimates, engaging in value engineering and advising on cost‑saving opportunities throughout the design phase.
  • Provide support and leadership to design, development, and consultant teams to ensure best practice, best value, and Design‑to‑Cost strategies are achieved.
  • Establish, advise, and deliver best value through procurement and tendering activities, leading and recommending procurement strategies for the development pipeline in line with company policies.
  • In conjunction with Procurement, identify and select framework suppliers, ensure accuracy of supply chain proposals, and lead corresponding bid placement recommendations.
  • Ensure all construction contracts are competitively bid and awarded at best value, minimizing risk to the business or members.
  • Advise on commercial terms for all construction contracts.
  • Assist the Legal Team with contractual disputes arising from contract execution and advise on mitigation measures.
  • Identify, raise, and resolve project cost risks using standard company processes and systems.
  • Assist with the implementation and improvement of cost control and management processes, strategies, and related tools.
  • Continuously update localised Cost Catalogs, benchmarking data, and pricing data.
  • Identify cost trends to aid management in cost reduction and improvement initiatives.
  • Maintain and update the vendor pool, bringing on board new vendors as required to ensure competitive pricing and quality.
  • Support administration tasks related to assigned commercial management responsibilities.

About You

  • Bachelor’s degree in Construction Engineering, Management, or equivalent work experience is required.
  • 3‑5 years of general construction estimating experience in commercial interior fit‑outs.
  • 3‑5 years of experience in bidding, leveling, negotiating, and awarding construction contracts (lump sum, negotiated work, pre‑construction services, and GMP).
  • Fluency in English and at least one other language from German, Italian, Dutch, Polish, Spanish, or French.
  • Well‑developed estimating, financial analysis, budgeting, and computer skills.
  • Excellent take‑off skills with Procore, Bluebeam, Revit, or similar software.
  • Good knowledge of contract and commercial management.
  • Impeccable interpersonal communication and negotiation skills, verbal and written.
  • Highly resourceful problem‑solving ability and quick learning aptitude.
  • Demonstrated ability to meet deadlines consistently.
  • Strong time‑management skills and experience managing multiple projects simultaneously.
  • Reliable, focused, and detail‑oriented.
  • Ability to remain calm under pressure.
  • Capability to work independently and collaboratively in a fast‑paced environment.
  • Computer proficiency in Microsoft Office, Google Workspace, and ERP systems such as Workday; experience with Procore Estimating, Bidding, Project Management, and Financials is a plus.
