Roles of a Contracts Manager
- Oversee projects – manage multiple projects from pre‐start to completion.
- Develop project programmes – produce programmes, timelines and methodologies for site teams to ensure timely delivery and to avoid any delays.
- Resource management – arrange and manage project resources, including direct and subcontract labour, plant and materials to meet project targets.
- Production management – regularly visit sites to monitor progress; H&S, quality, compliance and site‐specific specifications. Attend internal and external meetings and provide status updates.
- Site management – work closely with the Site Foreman and site teams to ensure day‐to‐day operations run smoothly.
- Health and Safety standards – ensure all sites are compliant with our company policy and procedures and actively promote safe working practices.
- Safety documentation – all safety statutory documents are completed and reviewed with a full understanding of crucial safety documentation, including RAMS.
- Quality standards – enforce and educate site teams on our quality standards across all construction activities, visiting sites regularly to ensure high standards are maintained.
Responsibilities of a Contracts Manager
- Produce a minimum 3‐month programme to cover earthworks, front end, roads and sewers and this must be commercially agreed. Also produce a month‐by‐month programme to incorporate finishing works, to be commercially agreed before the following month begins.
- Complete the Stock on site sheet prior to the valuation; sign it off and issue to the commercial team on the day of valuation.
- Each site should have a minimum of two site visits per week – one planned and one unannounced.
- Attend a mid‐month and end‐of‐month valuation for each site; programmes must be ready for valuation so they can be reviewed for the following month.
- Have a planned site performance review with the Regional Build Manager at least once a month.
Site Presence
- Sign in and out of the site; on sign‐in inform the client's Site Manager you are on site.
- Walk the site with the Site Foreman: cover all production areas, compounds and storage areas, carrying a copy of the current programme.
- Assess production, quality, presentation, health and safety and overall site operation.
- After the walk, review the programme against actual works, update if needed, and identify if we are ahead or behind. If falling behind, determine causes and define actions to get production back on track.
- Report any required programme impact to the Regional Build Manager for sign‐off and to the Surveyor for commercial clarity.
- Discuss other issues with the Site Foreman – outstanding information, upcoming works, subcontractor works and ensure bookings of plant, materials and labour are organised in a timely manner.
- Continuously review labour resource management to ensure labour, plant and materials are booked for upcoming works; consider moving resources off‐site if work is not available. Tarmac contractors, scaffold drop dates, CML dates must be known one month in advance.
- At the end of the visit, speak with the client's Site Manager to review outstanding works, missing information and upcoming requirements; extract information for our CMS and Topping dates.
- If workload affects ability to deliver, raise this to the Regional Build Manager and Construction Director.
