ROLES OF A CONTRACTS MANAGER

  • Oversee projects – Manage multiple projects from pre-start to completion.
  • Develop project programmes – Produce programmes, timelines and methodologies for site teams to ensure timely delivery and to avoid any delays.
  • Resource management – Arrange and manage project resources, including direct and subcontract labour, plant and materials to meet project targets.
  • Production management – Regularly visit sites to monitor progress; Health and Safety, quality, compliance and site specific specifications. Attend internal and external meetings and provide status updates.
  • Site management – Work closely with the Site Foreman and site teams to ensure day to day operations run smoothly.
  • Health and Safety standards – Ensure all sites are compliant with our company policy and procedure(s) and actively promote safe working practices.
  • Safety documentation – All safety statutory documents are completed and reviewed with a full understanding of crucial safety documentation, including RAMS.
  • Quality standards – Enforce and educate site teams on our quality standards across all construction activities, visiting sites regularly to ensure high standards are maintained.

RESPONSIBILITIES OF A CONTRACTS MANAGER

  • You must produce a minimum 3 month programme to cover earthworks, front end, roads and sewers and this has to be commercially agreed. You will also produce a month by month programme to incorporate finishing works, which will be commercially agreed before the following month begins.
  • Stock on site sheet must be completed prior to the valuation and signed off by you then issued to the commercial team on the day of valuation.
  • Each site should have a minimum of 2 site visits per week – 1 visit planned and the other an unannounced visit.
  • For each site you will also attend a mid month and end of month valuation. Programmes to be ready for the valuation so it can be reviewed for the following month.
  • At least once a month you will have a planned site performance review with your Regional Build Manager.

SITE PRESENCE

  • You must sign in and out of the site, upon signing in you must make the clients Site Manager aware you are on site, this promotes transparency and accountability, values we uphold.
  • Have a full site walk with your Site Foreman and walk to all production areas, compounds and storage areas. With a copy of the current programme to hand.
  • On the walk around you should be looking at production, quality, presentation, health and safety and as a whole, how the site is operating.
  • Once your site visit is complete, you will review the programme with actual works complete compared to programmed works and update if needed. Identify if we are ahead or behind on the programme. If we are falling behind we need to understand why and what actions you intend to get production back on track.
  • If your intended actions required, naturally impacts the programme, report this to your Regional Build Manager for sign off inline with client expectations and the Surveyor for commercial clarity.
  • Speak with your Site Foreman on any other issues that they may have, any outstanding information, upcoming works, along with sub contractor works and make sure that all bookings, of plant, materials and labour are organised for the upcoming works. If some items are not in place or booked then you need to make sure this is actioned in a timely manner, to avoid any delays.
  • Constant review of labour resource management, making sure we have the labour, plant and materials booked for upcoming works. Adjacent to this, consideration in moving the resources off site if the work is not available. Tarmac contractors need to be booked in advance and scaffold drop dates, CML dates to be known 1 month in advance to allow for labour resourcing. Regional Construction Director/Build Manager to be kept informed.
  • At the end of your site visit, speak with the clients Site Manager and go through any issues, outstanding works, missing information and their upcoming requirements. Extract information for our superior CMS and topping dates etc. to assist our Site Foreman.
  • If your workload is affecting your ability to deliver the above on any of your sites, please raise this to your Regional Build Manager and Regional Construction Director.
