I am looking for an experienced Quantity Surveyor on a full‑time, permanent basis to join our growing QS team. Working from our Verwood office, within sectors such as the NHS, Local Councils, Schools, Local Authorities and Social Housing.
The Quantity Surveyor will be responsible for the commercial management of projects from contract award through to final account. The role will ensure effective cost control, subcontract procurement, contract administration, valuation management, variation control and commercial reporting, whilst supporting the successful delivery of projects and maintaining strong relationships with clients, subcontractors and suppliers.
Key Responsibilities
Pre-Construction & Project Handover
- Attend pre‑contract and project handover meetings with Estimators, Contracts Managers Head of Commercial.
- Review project scope, contract documents, specifications and drawings.
- Identify commercial risks and opportunities within project documentation.
- Ensure a clear understanding of contractual obligations and project requirements.
Procurement & Subcontractor Management
- Prepare and issue enquiries to subcontractors and suppliers.
- Analyse quotations and prepare tender comparisons.
- Negotiate commercial terms and rates with subcontractors and suppliers.
- Prepare subcontract orders and ensure timely placement of packages.
- Manage subcontractor accounts throughout the project lifecycle.
- Assess, value and agree subcontractor applications, variations and final accounts.
Valuations & Applications for Payment
- Establish valuation dates and maintain a valuation tracker.
- Prepare and submit applications for payment in accordance with contract requirements.
- Liaise with clients and consultants to secure timely certification and payment.
- Raise invoices in accordance with certified valuations and project milestones.
- Monitor outstanding payments and assist with debt recovery where required.
Cost Management & Reporting
- Monitor project costs and maintain accurate cost records.
- Update and manage project financial information within our internal project software SimPro.
- Track project profitability and forecast final account positions.
- Assist with the preparation of cash flow forecasts and commercial reports.
- Identify and report commercial risks and opportunities.
Variations & Change Management
- Identify, price and submit variations promptly.
- Review revised drawings and specifications to identify changes affecting project value.
- Maintain variation registers and monitor approval status.
- Negotiate variation values with clients and subcontractors.
- Ensure approved variations are incorporated into project financial reporting.
Contract Administration
- Review contracts and ensure obligations are understood prior to execution.
- Administer contractual requirements throughout the project lifecycle.
- Prepare and issue contractual notices when required.
- Maintain accurate records of commercial correspondence and contractual matters.
- Support the management of extension of time applications and contractual claims.
Site & Project Support
- Attend project progress meetings and commercial reviews.
- Carry out site visits to assess progress and identify commercial matters.
- Liaise with Contracts Managers and site teams.
- Provide commercial support and advice to project delivery teams.
Dispute Avoidance & Resolution
- Assist in the resolution of commercial and contractual issues.
- Maintain detailed records to support contractual entitlement.
- Support the preparation of information relating to claims, disputes or adjudication proceedings where required.
Final Accounts & Project Close-Out
- Prepare and agree client final accounts.
- Negotiate and agree subcontractor final accounts.
- Manage retention schedules and monitor retention recovery.
- Ensure all commercial matters are completed and closed out at project completion.
Skills & Experience
- Degree, HNC, HND or equivalent qualification in Quantity Surveying, Construction Management or a related discipline.
- Experience working as a Quantity Surveyor within construction.
- Knowledge of subcontract procurement and commercial management processes.
- Understanding of construction contracts and contractual procedures.
- Strong negotiation, communication and organisational skills.
- Proficient in Microsoft Office and commercial management software.
