As a Commercial Manager, you will play a pivotal role in the commercial leadership of a major Facilities Management contract. You will be at the centre of operational and financial success, ensuring robust contract management, financial governance, and commercial value creation. Acting as a trusted advisor to both internal stakeholders and clients, you will safeguard profitability, compliance, and long-term success across the full contract lifecycle—from mobilisation and pricing to ongoing performance, change management, and renewals. This is a high-impact role, combining strategic influence with hands-on contract management, within a leading FM provider.
Key Responsibilities
- Commercial Strategy & Oversight: Develop and implement commercial strategies aligned with business objectives, contract terms, and client priorities. Ensure compliance with all contractual obligations and proactively identify, manage, and mitigate commercial risks.
- Contract Management & Governance: Administer and interpret contracts (NEC, JCT, CCS, bespoke), ensuring compliance with terms, variations, and KPIs. Lead change management processes, including contract amendments, variations, and change controls. Manage applications for payment, ensuring accurate pricing, substantiation, and timely submission.
- Financial Governance & Reporting: Deliver accurate monthly CVRs, forecasts, and margin reports. Analyse financial performance and implement actions to optimise profitability. Collaborate with Finance on budgeting, WIP management, cash flow, and audits.
- Stakeholder Engagement: Partner with operational teams, providing commercial insight, challenge, and support. Build strong relationships with clients, subcontractors, suppliers, and internal functions. Represent the commercial function in client reviews, audits, and strategic meetings.
- Procurement & Supply Chain: Support procurement activity, ensuring supplier and subcontractor contracts are commercially robust. Oversee subcontract administration, including valuations and final accounts.
- Team Leadership & Development: Mentor and develop junior staff (where applicable). Support the wider operational team in building commercial capability.
What We're Looking For
Essential Experience:
- Significant commercial management experience in FM, construction, or a regulated environment.
- Strong track record with NEC, CCS, or similar bespoke contracts.
- Proven ability to manage large, complex, multi-site contracts.
- Financially literate with experience in governance, reporting, and forecasting.
- Team management and leadership experience.
Desirable Experience:
- Background in a large FM provider or service integrator.
- Understanding of public sector procurement and government frameworks.
Skills & Attributes:
- Commercially astute with strong business acumen.
- Excellent negotiation, problem-solving, and contract interpretation skills.
- Strong communicator with proven stakeholder engagement capability.

Qualifications:
