Full time / Permanent - 37 hours per week. Please note that the Combined Authority will consider requests for part‑time working and/or job share. This is a rare opportunity to shape and define a brand‑new role, driving the safe, compliant, and efficient management of key operational sites that underpin the region’s bus network.

As Bus Depot Property Manager, you will take the lead in building strong, effective relationships with bus operator tenants across the Combined Authority’s strategic depot portfolio, ensuring consistent, positive engagement for the long term. You will develop a clear understanding of responsibilities between the Combined Authority as landlord and its operator tenants, working collaboratively to monitor compliance, oversee lifecycle maintenance, and support renewal and investment programmes that keep depots fit for purpose in a rapidly evolving transport landscape.

The Role

Reporting into the Head of Transport Facilities, your key responsibilities will include:

  • To lead the Combined Authority’s landlord relationship with bus operator tenants across bus depot sites.
  • To lead and be responsible for compliance and safety with respect to the Combined Authority’s landlord obligations.
  • To collaboratively manage the property lifecycle maintenance and investment requirements across depot sites.

About You

You will have the following key skills, attributes, education, and experience:

  • Holds a degree in building, construction or engineering or has relevant demonstrable practical experience in a similar role.
  • Relevant professional qualification such as RICS / CIOB.
  • Extensive knowledge and experience of the tendering process including preparation and issuing tender documents, tender appraisals, reports and the award of contracts.
  • Knowledge and experience of the Construction Design and Management Regulations, Health and Safety at Work Act, and Control of Asbestos Regulations 2012.
  • Demonstrable experience of working with tenants, representing landlord requirements, and negotiating positive outcomes.
  • Proven ability and previous experience of delivering infrastructure, construction and other projects from inception to completion.
