We are seeking an experienced Property Manager in our supportive and fast-paced office. This role is perfect for someone with a proven track record in residential property management, who thrives on delivering exceptional service to landlords and tenants alike.
Responsibilities
- Tenant Relations: Manage tenant communications, ensuring queries, requests, and concerns are addressed promptly.
- Maintenance Coordination: Liaise with contractors and tenants to arrange repairs and maintenance, using Fixflo for efficient workflow management.
- Property Inspections: Conduct regular property inspections and prepare detailed reports for landlords.
- Rent Management: Oversee rent collection, follow up on arrears, and update records using SME Professional.
- Compliance Oversight: Ensure properties meet all legal requirements, including gas and electrical safety checks, smoke alarm legislation, and EPCs.
- New Tenant Marketing & Negotiations: Market properties, negotiate new tenancies, and complete all associated legal documentation.
- Check-Out Inspections: Perform tenant check-out inspections and deal with deposit returns.
- New Business Growth: Assist with onboarding new properties and landlords, providing professional advice on compliance and marketing.
- HMO Advantage: While not essential, experience in managing HMO properties during our summer period would be highly advantageous.
Requirements
- At least 1 year of experience in a residential property management role.
- Must be competent with Microsoft Office software.
- Ideally letting agent-qualified, but experience and a proven skillset are the priority.
- Strong organisational and communication skills, with attention to detail.
- Must have a full UK driving license and own a car for property visits. NB. Vehicle must be LEZ compliant.
- A positive, proactive attitude and the ability to work independently and as part of a team.
