The Director of Development – UK will play a critical role in overseeing and driving all development efforts across the United Kingdom. This position involves coordinating various aspects of real estate development projects, from planning and feasibility studies to project execution and completion. The Director of Development will collaborate with cross-functional teams to ensure projects align with corporate goals while maintaining efficiency and profitability. This role is essential for fostering a streamlined development process and contributing to the overall success of the organization’s development strategy in the UK and contributing to the overall success of its real estate portfolio.
KEY RESPONSIBILITIES

Partnership Coordination: Lead and manage Welltower’s real estate development, construction, and operational partnerships across the UK. Oversee the full lifecycle of property development projects, from conceptualization to completion, ensuring timely delivery and operational efficiency from our partners. Identify and cultivate strategic partnerships with existing and new developers, construction firms, and operational stakeholders.

Strategic Planning: Oversee all aspects of the organization’s UK development initiatives, ensuring alignment with corporate objectives and long-term growth strategies. Conduct market research and analysis to identify potential opportunities for expansion or improvement within the UK market. Serve as a key decision-maker for project prioritization, resource allocation, and risk management across all UK development efforts.

Process Improvement: Participate in the implementation of innovative systems and processes that improve operational efficiency within the development team. Collaborate with team members to gather feedback on existing workflows and suggest enhancements that streamline project execution and reporting.

Best Practices & Compliance: Develop and enforce best practices that ensure compliance with UK legal, regulatory, and industry standards throughout the development lifecycle. Conduct regular reviews of processes to identify areas for improvement and support the implementation of corrective actions as necessary.

Cross-functional Collaboration: Facilitate collaboration among cross-functional internal teams involved in development projects. Specifically, with the Welltower investments team and the SVP – Global Head of Development. Ensure effective communication channels are established to promote information sharing and problem-solving, helping to align efforts across departments for successful project outcomes.

Proposal Review & Due Diligence: Lead the review of development proposals by conducting preliminary analyses and assisting in due diligence processes. Collaborate with internal teams to evaluate feasibility studies, financial projections, and potential risks associated with each proposal before final recommendations are made.

KPI Development & Monitoring: Utilize existing, as well as establish new, key performance indicators (KPIs) for tracking project progress. Regularly monitor performance against these KPIs, providing updates to senior leadership on project status, budget adherence, timelines, and quality metrics.

Project Lifecycle Management: Oversee various phases of the project lifecycle by coordinating schedules, resources, and documentation for all UK projects. Work closely with project teams to ensure that all tasks are completed on time and meet quality standards while proactively identifying any challenges that may arise during execution.

Minimum of 10 years of experience in real estate development or related fields.

Bachelor’s degree in Real Estate Development, Business Administration, or a related field is preferred; advanced degrees or relevant certifications are preferred.

Strong understanding of project management principles and practices; experience in the construction field is preferred.

Excellent organizational skills with the ability to manage multiple projects simultaneously while maintaining attention to detail.

Effective communication skills for engaging with various stakeholders at all levels.

Basic financial acumen with experience in budget management and financial analysis.
