In the UK, we focus on care home investments, scaling innovative care delivery models, and enhancing the wellness and healthcare experience for residents. We are seeking experienced Real Estate Associates to join our UK Asset Management team. This role sits at the intersection of asset operations, value creation and growth strategy. You will play a central role in optimizing asset performance of a large portfolio throughout the UK. Success in this role requires a blend of financial acumen, attention to detail, operational insight (ideally in seniors housing, multifamily, student housing, or hospitality), and a passion for delivering exceptional resident experiences.
KEY RESPONSIBILITIESThis role plays a key part in the growth of Welltower’s UK platform through the following responsibilities:
- Asset Management & Value Creation: Review monthly operator performance, identify trends through variance analyses, and create forward-looking strategic plans. Tour assigned senior living communities regularly to identify operational, staffing, physical plant, or service delivery issues. Partner with operators to implement timely, effective solutions.
- Sales, Marketing & Conversion Optimization: Evaluate each community's sales funnel, outreach efforts, and customer experience. Identify conversion gaps, retrain where needed, and ensure performance aligns with occupancy goals.
- Financial Analysis: Conduct detailed financial modeling, including valuations, pro-forma cash flow analyses, and return assessments for asset level value-add initiatives. Translate financial performance to underlying operational drivers. Partner with the Capital Projects team for the implementation of value-add capex program for existing assets.
- Strategic Collaboration & Presentation: Develop and present annual business plans, budgets, and strategic performance updates. Effective communication skills, both verbal and written, with the ability to influence operators and present findings to senior leadership. Partner with internal teams such as Investments, FP&A, Operations, Business Analytics, and Capital Projects to align portfolio strategy.
A deep interest in operational asset management, understanding that returns are built through execution, not just underwriting. Quick learner who proactively leverages available resources to close knowledge gaps. Naturally inquisitive with a bias toward field learning and first-principle thinking. Proven ability to work independently and collaboratively in a fast-paced, dynamic environment, managing multiple projects simultaneously and meeting deadlines. Strong sense of ownership and accountability - you follow through, escalate when needed, and care about the outcome.
What Success Looks LikeYou think like an owner and operate with full P&L accountability. You have delivered material NOI growth, not just monitored performance. You are comfortable managing multiple assets and initiatives at scale and in parallel. You actively challenge conventional operating approaches to unlock performance. You are fluent across lease-up execution, stabilized operations, and expense management.

MINIMUM REQUIREMENTS- Bachelor’s degree in Finance, Economics, or similar business or analytical field required.
- A minimum of 3 years of relevant work experience in commercial real estate or healthcare investing, lending, investment banking, or investment sales.
- Proficiency in real estate modeling including valuations, returns, and financial projections.
- Intermediate/Advanced proficiency in Microsoft Excel required.
- Strong analytical, communication, and relationship-building skills.
