We Build Recruitment are seeking an experienced Senior Quantity Surveyor on behalf of our client — a well-established UK manufacturer and installer of performance doorsets and bespoke joinery solutions operating across healthcare, education, commercial and residential sectors nationwide. This is a key leadership role within a growing commercial team, responsible for the full commercial lifecycle of specialist joinery and doorset packages.
The Senior Quantity Surveyor will manage multiple projects from pre-contract stage through to final account, ensuring commercial performance, contractual compliance, and strong client relationships. This role requires strong technical understanding of specialist joinery and performance doorsets, including the ability to interpret and commercially manage detailed door schedules.
Key Responsibilities
- Pre-Contract & Tendering
- Review tender documentation, specifications, drawings, and contract conditions
- Analyse and interpret detailed door schedules, including fire ratings, acoustic requirements, ironmongery sets, finishes, and compliance specifications
- Prepare detailed cost plans, take-offs, estimates and risk assessments
- Develop pricing strategies for negotiated and competitive tenders
- Attend pre-contract meetings and support bid submissions
- Full lifecycle commercial control of multiple projects
- Preparation and submission of valuations and applications for payment
- Variation management and cost control
- Commercial review of door schedule changes and specification amendments
- Procurement and commercial management of subcontractors and suppliers
- Cash flow forecasting and cost/value reconciliation reporting
- Identification and mitigation of commercial risks
- Administer JCT and/or NEC contracts
- Ensure commercial alignment with fire safety and regulatory compliance standards
- Work closely with operations, manufacturing, and technical teams to ensure schedule accuracy and cost efficiency
- Support dispute resolution and manage final account negotiations
- Mentor and support Assistant and Intermediate Quantity Surveyors
- Contribute to continuous improvement of commercial systems and processes
- Support strategic growth within regulated sectors such as healthcare and education
Candidate Requirements
Essential
- Degree qualified in Quantity Surveying or Commercial Management
- Minimum 7+ years’ experience within construction or specialist subcontracting
- Strong understanding of door schedules, specification documents, and compliance requirements
- Experience pricing and managing specialist joinery or doorset packages
- Proven experience managing multiple projects simultaneously
- Strong knowledge of JCT and/or NEC contracts
- Excellent negotiation and financial reporting skills
- Strong commercial acumen with high attention to detail
Desirable
- Experience within fire-rated or compliance-led environments
- Membership (or working towards) RICS or CIOB
- Experience delivering projects within healthcare or education sectors
- Experience working with manufacturing-linked construction businesses
